MAGKANO BA ANG MAGPAGAWA NG BAHAY

Trying to come up with an exact figure kung magkano nga ba ang pagpapagawa ng bahay sa Pilipinas, o kaya isang malapit na malapit na tantya sa kanyang napaka-nakakalitong proseso. The construction cost of one house might be different compared to another, depende sa materyales na gagamitin, type ng bahay ang itatayo at iba pa. Maraming mga bagay pa ang kailangan mong maingat na ikunsidera, papunta sa mga hindi nakakatawang mga detalye nito, kapag pinaguusapan ang mga ganitong bagay.
Kung nagpaplano ka na magpagawa ng bahay mo at naghahanap ka ng idea kung magkano ang kailangan mo para maitayo ang sarili mong tirahan, ang Rough o Lump Sum Estimate per square meter ay makakatulong na sa iyo para makapagumpisa.
Rough o Lump Sum Estimate
Ito ay magdedepende sa kung gaano kalaki ang gusto mo. Kadalasan, base sa experience ng mga Arkitekto at nangongontrata na idinesenyo para sa mga Middle-Class na pamilya dito sa Pilipinas ay nagrerange sa ganito:
STRUCTURAL o ang Building Shell (footing, poste, b**a, pader, bubong, mga nakaabang na tubo at conduits pero wala pa kuryente) halos nasa mga 14k per square meter.
Hindi masyado magalaw ang presyo nito kumpara sa Finishing kase Basic Materials lang ang mga gagamitin dito tulad ng buhangin, semento, graba, bakal at kahoy pamporma.
FINISHING (pwedi mo na tirhan ng kumportable) mas wide ang variety ang mga materyales na pwedi mong pagpilian dito kaya may tatlo tayong madalas na ginagawa:
1.) Economic Finish nagrerange sa 4k to 6k per square meter
2.) Typical Finish nagrerange sa 6k to 8k per square meter
3.) Elegant Finish 8k pataas per square meter
For Example:
180sq.m Floor Area Two Storey Residential
Estimate = 180sq.m x (Structural + Finishing)
Estimate = 180sq.m x (14,000php + 8,000php)
Estimate = 180sq.m x (22,000php)
Estimate = 3,960,000php
MY TAKE
Only when the plan and the design of the house have been finalized would it be possible to come up with a more detailed cost estimate. Those figures are meant for budgetary purposes para alam mo lang ang bubudgetin mo sa laki ng gusto mong ipagawa. Of course, it goes without saying that the bigger your house is and the fancier your materials are, the more expensive constructing your house would cost you. Tandaan na ang mga estimate na ito ay wala pang lighting fixtures, grills, a perimeter fence that has a gate, landscaping, and outright costs such as design and processing fees for building permits pero depende parin sa paguusap sa contract ng gagawa siyempre.
Kung nagmamadali ka, mangangailangan ka ng mas maraming man power. A rushed construction isn’t cheap. The location of your lot is another factor that comes into play. If your lot is located in an area that’s lower than the road level, then this would add to the cost of building your own house because you need to buy additional materials for landfill. MY RECOMMENDATION
If the cost per square meter on a floor area basis isn’t exactly something that you’re comfortable with, ang alternative ay sabihin mo ang budget mo sa Arkitekto para maiakma nila sa plano, design at specs na pasok sa budget mo. Pwedi mo rin bigyan ang Arkitekto mo ng detailed specs kung ano gusto mong maging itchura ng bahay mo, tulad ng number of bedrooms and bathrooms, number of floor levels, the type of finish, the desired size, and the design type or style.
While it’s perfectly understandable that you would want to save on house construction costs as much as you could, you need to weigh carefully your priority between quality and cost and strike a balance between the two. A well-built quality house would definitely cost you more. Kung gusto mo ng mura, then you’ll get what you pay for. Remember that over the long term, a house that is built cheaply would cost you a lot more on repairs and its yearly maintenance. You’ll end up spending more on repairing leaks and defects than you would have had you chosen high quality over a cheaper alternative. That includes choosing reputable architect rather than merely hiring someone who has no expertise in designing and constructing a house.
You need to factor in warranty and a prompt after service. Make sure they are legally liable to it. Siguraduhin na makuha ang pinakamagandang value para sa pera mo pag magpapagawa ka ng bahay. After all, it’s a lifetime investment.
