A STEP BY STEP GUIDE PAPANO MAGPAGAWA NG BAHAY SA PILIPINAS.

1. Dahil ang paniniwala mo mahal may professionals like Architects and Engineers, mas minabuti mong humanap online ng Design or Plano na gagayahin. May nakita kang mga nag offer ng 5k 10k para sa Plano at Perspective lang pero walang pirma dahil walang lisensya. Pinagaya mo yung na download mo sa google or sa mga House Plan groups. Pinilit mong sakupin lahat ng Lote mo kasi "LUPA KO NAMAN YAN KARAPATAN KONG TAYUAN LAHAT". At dahil hindi naman nakakaintindi ng building code itong nag offer sayo ng Drafting at 3d, wala naman syang P**i sa Building code basta mabayaran mo lang sya at mab**ay ang gusto mo.

2. Dahil walang Pirma ng professionals ang plano, mas ninais mong huwag nang apply ng Building Permit dahil naniniwala kang Scam lang yan ng Gobyerno. Pero kung backtrack natin ang timeline mo lakas mong maka sigaw ng "LAW IS LAW" sa mga political issues. Napaka Double standard mo kapag ikaw ok lang lumabag sa batas kasi you think it's convenient for you. Pero isa ka sa mga nang trashtalk online sa mga Workers na kailangan pumasok sa trabaho nung total lockdown at nilabel mong "Matitigas kasi ulo nyo kaya dumadami veerus".

3. Start na ng Construction. So eto na nga start na ng Construction. Humingi ka ng mga tips sa mga Online FB Groups kung papano ba makapag umpisa ng Construction. May mga Professionals na nag Comment pero SAMA SAMA kayong binash sila kasi ayaw nyo ng Professional Advise. Tinawag nyo silang "NAGMAMARUNONG" at "DAMI NYONG ALAM". Mas nakinig ka dun sa mga Comment na DIY or sa mga nagsasabi kaya nilang itayo yan ng 10k-15k per SQM. So ayun may nakilala kang "CONTRACTOR" Kuno online at minabuting kunin ang kanyang serbisyo.

4. So eto na nga nagkausap na kayo ni FLY-BY-NIGHT CONTRACTOR na Niyabangan kang "DAMI KO NANG NAGAWANG GANYAN" at naniwala ka naman. Pinakitaan ka ng mga Photos na GAWA DAW NYA pero puro nakaw naman Online. Syempre na IMPRESS KA! MURA NA QUALITY PA. So ayun nag Agree kayo na LABOR and MATERIALS kasi namahalan ka sa 40% LABOR cost of every MATERIAL COST. So ang sabi nya ay tatapusin nya ng 14k per SQM PAKYAWAN dahil yun daw ang totoong PRESYO at siniraan ang mga Architects, Engineers and Contractors na malakas magtubo.

5. Wala kayong Pirmahan ng Kontrata at wala din BOQ/BOM. Basta Laway Laway na usapan lang kasi nagtitiwala ka naman dahil ang gaganda nung mga Pinakita nyang picture at sa linya nyang "DAMI KO NANG NAGAWANG GANYAN". Mejo natakot ka pa kasi nag drama sya na "Kung wala po kayong tiwala huwag na po natin ituloy".
So ayun na nga nagumpisa na ang Construction at tuwang tuwa ka kasi ang BILIS BILIS naitayo na ang structural ng bahay at walls ng 1st Floor. Tiwalang tiwala ka na sulit at Swak na swak. Ipinagmayabang mo sa mga kamaganak, kaib**an at Online na naka JACKPOT ka sa nakuha mong CONTRACTOR kuno.
Dahil gusto mo pa mapabilis, nag request si manong CONTRACTOR na bayaran mo na up to 70% dahil magdadagdag tao and matapos ng mas mabilis.

6. HOME SWEET HOME!!! De JOKE!!! In your dreams.

So ayun 2x na nga naglitawan na ang problema. Si CONTRACTOR na MADAMI NANG NAGAWA bigla nang naglaho. Na realize nya kasi na di aabot or magkakasya yung MATA MATA Estimate nya.
HIndi pa nakalahati ang Bahay mo kaso nakabayad ka na ng 70%.

Eto na si OFFICE OF THE BUILDING OFFICIAL. Namatyagan na yang Project mo na walang permit tapos wala pang setbacks dahil nga sabi mo "LUPA KO NAMAN YAN KARAPATAN KONG TAYUAN LAHAT". So ayan sinisingil ka na ng malaking Multa or ipa giba mo ang Bahay para ma achieve ang minimum Setbacks. BUT THERE'S A CATCH!!! Di ka na nya sisitahin basta bigyan mo sya ng UNDER THE TABLE tapos sila nadin Gagawa ng Plano para permit mo pero seperate bayad ulit yon. Tapos sila nadin ang magtuloy ng Construction nya dahil meron siyang recommend na gagawa.

So ayun 3x in the end galit na galit ka. NAGPOST KA ONLINE sa mga FB Groups na Naloko ka at naisahan. Tapos galit na galit ka din kasi iniipit ka ng Building official. Humihingi ka ng simpatya na GINIGIPIT KA NG BATAS at bakit ikaw lang samantalang madami ka naman nababasa online na wala daw permit.
Tinatawagan mo na ng Pansin lahat ng Architects and Engineers na mapansin ang post mo at mabigyan ng Payo.

So ayun 4x iyak iyak ka at gusto mo magpa TULFO. Syempre madami sutsot dyan na SIGE GO MO LANG! PA TULFO na yan! pa TULFO na yan! Sabay tag ng ng mga epal online.

YUN LANG PO. Sana ay may natutunan kayo. hehe😀

MAGKANO BA ANG MAGPAGAWA NG BAHAY

Trying to come up with an exact figure kung magkano nga ba ang pagpapagawa ng bahay sa Pilipinas, o kaya isang malapit na malapit na tantya sa kanyang napaka-nakakalitong proseso. The construction cost of one house might be different compared to another, depende sa materyales na gagamitin, type ng bahay ang itatayo at iba pa. Maraming mga bagay pa ang kailangan mong maingat na ikunsidera, papunta sa mga hindi nakakatawang mga detalye nito, kapag pinaguusapan ang mga ganitong bagay.

Kung nagpaplano ka na magpagawa ng bahay mo at naghahanap ka ng idea kung magkano ang kailangan mo para maitayo ang sarili mong tirahan, ang Rough o Lump Sum Estimate per square meter ay makakatulong na sa iyo para makapagumpisa.

Rough o Lump Sum Estimate

Ito ay magdedepende sa kung gaano kalaki ang gusto mo. Kadalasan, base sa experience ng mga Arkitekto at nangongontrata na idinesenyo para sa mga Middle-Class na pamilya dito sa Pilipinas ay nagrerange sa ganito:

STRUCTURAL o ang Building Shell (footing, poste, b**a, pader, bubong, mga nakaabang na tubo at conduits pero wala pa kuryente) halos nasa mga 14k per square meter.
Hindi masyado magalaw ang presyo nito kumpara sa Finishing kase Basic Materials lang ang mga gagamitin dito tulad ng buhangin, semento, graba, bakal at kahoy pamporma.

FINISHING (pwedi mo na tirhan ng kumportable) mas wide ang variety ang mga materyales na pwedi mong pagpilian dito kaya may tatlo tayong madalas na ginagawa:

1.) Economic Finish nagrerange sa 4k to 6k per square meter
2.) Typical Finish nagrerange sa 6k to 8k per square meter
3.) Elegant Finish 8k pataas per square meter

For Example:
180sq.m Floor Area Two Storey Residential

Estimate = 180sq.m x (Structural + Finishing)
Estimate = 180sq.m x (14,000php + 8,000php)
Estimate = 180sq.m x (22,000php)
Estimate = 3,960,000php

MY TAKE

Only when the plan and the design of the house have been finalized would it be possible to come up with a more detailed cost estimate. Those figures are meant for budgetary purposes para alam mo lang ang bubudgetin mo sa laki ng gusto mong ipagawa. Of course, it goes without saying that the bigger your house is and the fancier your materials are, the more expensive constructing your house would cost you. Tandaan na ang mga estimate na ito ay wala pang lighting fixtures, grills, a perimeter fence that has a gate, landscaping, and outright costs such as design and processing fees for building permits pero depende parin sa paguusap sa contract ng gagawa siyempre.

Kung nagmamadali ka, mangangailangan ka ng mas maraming man power. A rushed construction isn’t cheap. The location of your lot is another factor that comes into play. If your lot is located in an area that’s lower than the road level, then this would add to the cost of building your own house because you need to buy additional materials for landfill. Similarly, if your lot is situated in a sloping terrain that means additional materials and manpower would be needed. May information din tungkol dito ang POSTE sa fb.

MY RECOMMENDATION

If the cost per square meter on a floor area basis isn’t exactly something that you’re comfortable with, ang alternative ay sabihin mo ang budget mo sa Arkitekto para maiakma nila sa plano, design at specs na pasok sa budget mo. Pwedi mo rin bigyan ang Arkitekto mo ng detailed specs kung ano gusto mong maging itchura ng bahay mo, tulad ng number of bedrooms and bathrooms, number of floor levels, the type of finish, the desired size, and the design type or style.

While it’s perfectly understandable that you would want to save on house construction costs as much as you could, you need to weigh carefully your priority between quality and cost and strike a balance between the two. A well-built quality house would definitely cost you more. Kung gusto mo ng mura, then you’ll get what you pay for. Remember that over the long term, a house that is built cheaply would cost you a lot more on repairs and its yearly maintenance. You’ll end up spending more on repairing leaks and defects than you would have had you chosen high quality over a cheaper alternative. That includes choosing reputable architect rather than merely hiring someone who has no expertise in designing and constructing a house.

You need to factor in warranty and a prompt after service. Make sure they are legally liable to it. Siguraduhin na makuha ang pinakamagandang value para sa pera mo pag magpapagawa ka ng bahay. After all, it’s a lifetime investment.
