Our team was tasked to rethink this existing family house in Ilocos Norte which objectives are focused on the extension. The enhancement of porch and the veranda has become part of the design statement with the characteristics of a farmhouse style and a bit of touch of georgian elements.

The finishes were critically done by the plays of white paint, light outdoor wood planks, stone, wood decking, and concrete mouldings. Together with the retained elements such as railing design, intentionally jutted-out columns and beams, and planters, it has resulted to a calmer, cleaner, and softer overall facade.

Our contractor client has commissioned us for design consultancy on how to execute well their envisioned five-storey mixed-use development for this acquired property in Quezon City.

They have planned to initially put up a two-storey residential structure which shall be originally designed to accommodate another three floors in the near future. Wherein, ground floor would be more flexible for commercial leasing spaces and be able to accommodate their construction equipment such as ready-mixed concrete trucks and other fixed assets other than their own offices and future tenants.

The original proposed facade design was heavily focused on geometrical pattern plays to eliminate massive, boxy, and edgy design. However, with the help of client being on top of the design conceptualization, it was finalized to be boxy but soften by principles of verticality and plays of glass, wood, and cement finishes to come up with a more versatile design that is easy to replicate on the upper floors and its adjacent lot which also happen to be their own.

The ultimate objectives of the client were attained without compromising the most cost-effective but aesthetically pleasing facade, its versatility for future expansions using construction methodologies that are easier to execute and will greatly contribute to the timely approach of the build activities for its fastest return of investment.

Architectural Space Planning is only one of the few critical matters in conceptualizing a building facade. More space requirements with smaller lot can compromise the overall facade of the building so it is really crucial to approach the architectural design considerations in parallel for both ground-up and renovation projects. On top of it is the study of the existing utility provisions to plan as well for cost effectivity and constructability of the proposed design.

Building Facade itself says a lot about having an architect in your project team. While the rest follows.

We would love to share with you the proposed facade designs we provided to our repeat client to be able to reinvent their existing home in the South. In finality, they opted to construct the Option 4.

We have been very steadfast in studying the potential of this property from macro to micro site analysis, cost-efficiency, construction effectivity, optimizing end-user program and space planning, down to logistics despite the budget constraints, from which our engineering consultants are highly involved.

However, one more thing that we are still left undecisive is the carport layout. We would love to hear your thoughts!

Budget was a big player in this project of ours, so a bit of downgrade with the materials and the overall design was carefully done. Instead, faster construction and saving more resources were focused to fast track start of sales.

Architects and Engineers are suppose to meet ends of the design motif with the practical needs of the client without compromising safety and efficiency.

Overall, we are still happy with the output!

1. To create an elegant yet minimalist design that will carry the branding in the near future.

2. To utilize the existing condition of the site without compromising aesthetics. A design that is highly adaptive to its existing built-environment to prevent expensive design prerequisites - existing topography, utilities, structures, and adjacent structures. Hence, optimum micro and macro analysis.
