Magkano magpagawa ng bahay sa Pilipinas? 🏠💰

Ang karaniwang presyo ng pagpapagawa ng bahay ay naglalaro sa pagitan ng ₱20,000 hanggang higit sa ₱60,000 bawat square meter (sq. m.).

Tandaan na ang presyong ito ay tantiya lamang at hindi fixed. Ito ay nakadepende sa kalidad ng materyales, disenyo, at lokasyon.

Simple Guide sa Presyo Kada Finish ng Bahay. Ito ang mga karaniwang kategorya para sa budget:

• Bare Finish: ₱20,000 – ₱25,000 / sq.m
Ito ang "pundasyon lamang." Tapos ang structure (pader, bubong), pero bare concrete ang sahig, walang pintura, walang tiles, at basic lamang ang kuryente at plumbing. Ito ay mainam kung gusto mong makatipid at unti-unting lagyan ng finishes ang bahay sa hinaharap.

• Standard Finish: ₱26,000 – ₱35,000 / sq.m
Ito ang pinakapopular para sa mga residential areas. Handa na itong lipatan. Kasama na dito ang pinturang may kalidad, standard na floor tiles, simpleng kusina at banyo, at karaniwang mga ilaw at pinto. Hindi man marangya, ito ay functional at maganda na.

• Elegant Finish: ₱36,000 – ₱45,000 / sq.m
Para sa mga bahay na may magagarang finishes. Kasama na dito ang mga imported na tiles o natural stone, high-quality granite countertops sa kusina, built-in cabinets, premium na bathroom fixtures, mas kumplikadong lighting design, at mas magandang uri ng pinto at bintana. Ang disenyo ay madalas na custom-made at moderno.

• Luxury / Iconic Finish: ₱46,000 – ₱60,000+ / sq.m
Ito ang antas ng "dream house." Gumagamit ng pinakamamahaling materyales (example: imported na marmol, mamahaling kahoy), mayroong smart home features, advanced na architectural designs (malalaking salamin, complex na roofing), at ang pinakabagong high-end fixtures. Ito ay nangangailangan ng tumpak na engineering at bihasang mga trabahador.

Mahalagang Tandaan:
1. Lokasyon: Mas mahal ang construction sa Metro Manila kumpara sa mga probinsya dahil sa mas mataas na pasahod sa mga trabahador at mas mataas na presyo ng pagbiyahe ng materyales.

2. Disenyo: Mas mahal ang bahay na maraming palapag (multistorey) dahil nangangailangan ito ng mas matibay na pundasyon at dagdag na trabaho sa utilities.

3. Humingi ng Detalyadong Quote: Bago magsimula, makipag-ugnayan sa isang licensed na architect o engineer para makakuha ng Bill of Quantities (BOQ). Ito ang tanging paraan para malaman ang totoo at eksaktong gastos para sa iyong pangarap na bahay.
