This is becoming the place to be in the CBD and is very pedestrian-friendly right now and for the next few years. However, I worry that it may eventually return to its old setup, with buildings constructed right beside the sidewalks, no setbacks, and cars parked along the streets. I hope that doesn’t happen again, but it will depend on the City LGU and the people developing properties in the area. Proper coordination and strict compliance with building regulations are key to maintaining a walkable and organized environment.

In the Philippines, we have effectively outsourced the job of city planning to billionaire real estate developers. Here is why this model is economically dangerous.

The Estate Model: Because the public government historically failed to provide reliable infrastructure, giant conglomerates (Ayala, Megaworld, SM) started buying massive tracts of land. They don't just build buildings; they build their own roads, hire their own private police force (security guards), and manage their own water systems.

The Premium of Order: These developers create beautiful "micro-cities." Because everything works perfectly inside these borders, global corporations and wealthy individuals are willing to pay astronomical prices to rent or buy there. The developer reaps billions in profit.

The Inequality By Design: These private estates are designed to be exclusive. They actively filter out the working class through high prices and strict security. Meanwhile, the public cities surrounding these estates are left underfunded, overcrowded, and tasked with housing all the minimum-wage laborers who clean the buildings inside the private estate.

The Economic Reality: We have created a two-tier economic system. If you have money, you can buy your way into a private, First World micro-city. If you don't, you are left in a Third World reality. True national wealth cannot exist in isolated, private bubbles; it must be public.
