HOW MUCH IS THE CONSTRUCTION COST

Projects like a home are conceptualized and developed by the Architect during the architectural design process. It shall be further developed with the collaboration of the allied engineers to design the engineering drawings as part of the whole process po.
I highly recommend consulting/hiring an architect and doing it by the process po. Siya ang magiging guide ninyo mula sa concept hanggang matapos yung design process po. Ang design ni Architect at ng allied Engineers ang magiging basehan para sa estimate kung magkano ang magiging cost ng ipapagawang bahay or project.
Yung design ni Architect and Engineers will be used to apply building permit, loan as well, kaya mahalaga ito.
Cost of construction varies on the factors like:
- quantity and quality of materials
- existing site condition
- size of the house
- other necessary works related to the project
- others
Magpa site visit din po kayo sa contractor ninyo para they can consider other factors.
Ballpark figure for constuction cost per square meter, meaning it varies pa rin sa actual and cost ng materials from time to time. To get the rough estimate cost of your proposed project, you can use this as a guide initially.
Standard finish - 35,000 pesos
Semi Elegant - 40,000 pesos
Elegant- 45,000 pesos
Halimba ang finish na napili ninyo is semi elegantand ang total floor area is 240 sq.m.
Compute like this:
240 sq.m x P40,000 = P9,600,000 more or less.
Separate pa dito cost ng:
- fence
- landscaping
- building permit application, fees sa OBO and other related sa LGU
- design fee ni architect and his or her allied engineers.
Now, if the budget is tight, pwede naman po part by part ang gastos. Unahin muna yung priority and vital part of the structure. Same thing sa design fee ni architect and engineer, pwedeng phase 1 and 2 muna then yung iba to follow na lang po ulit.
Ika nga "if you do it right, you do it once"
Take note, mahalaga ang pag-aaply ng building permit po para hindi na kayo magka-problem in the future and sa pag-aaply ng power supply.
