Ito ang isang common issue sa construction, lalo na kapag may biglaang price increase sa steel, cement, fuel, at ibang materials dahil sa global events o supply shortages.
Pero tandaan: hindi automatic na pwedeng baguhin ang kontrata.
Depende ito sa type ng construction contract na napagkasunduan ninyo bago nagsimula ang project.
📌 Lump Sum / Fixed Contract
Sa ganitong setup, naka-lock na ang contract price.
Ibig sabihin, kahit tumaas ang presyo ng materials, kadalasan contractor ang nag-aabsorb ng increase, maliban na lang kung may special provision sa contract.
📌 Cost-Plus Contract
Sa ganitong arrangement, naka-base ang project cost sa actual expenses ng materials at labor.
Kaya kapag nagkaroon ng price increase, possible na mag adjust din ang total project cost.
📌 With Escalation Clause
May ibang kontrata na may price escalation clause, kung saan malinaw na nakasaad na pwede magkaroon ng adjustment kapag may significant increase sa presyo ng materials sa market.
Kaya bago ka magpatayo ng bahay, importante na malinaw at naiintindihan ng parehong parties ang terms ng kontrata.
Dito kadalasang nagkakaroon ng misunderstanding sa construction projects.
Tandaan:
Sa construction, hindi lang plano ang importante, pati kontrata.
Ang malinaw na kontrata ay proteksyon ng homeowner, contractor, at ng buong project.
