You're getting more from your project if hiwalay ang architect and engineering designers from contractor or if architect ang lead ng construction.
1. An architect (as design leader) will protect your interest. Architects and engineering designers design your home/building to the best quality you can achieve - compliant to the standards, laws, and codes. A contractor tries to make more profit out of your project. Some try to disregard the design para makatipid and mas lumaki yung profit to the point na unsafe na yung building or mababa yung quality (higher maintenance or prone to disaster). An architect on site will assure na nasusunod kung ano ang nasa plano.
2. Contractors are not designers (unless licensed and registered architect). If may architect ang contractor, it may not be favorable to you, esp if di mo kilala yung architect nila. Mas priority yung goal ng contractor (profit) than your interest sa design and construction. Find a reputable contractor and designers. Refer to Standards of Professional Practice (SPP) Document No. 207 (Design-Build Service) under Sec. 41 of A. No. 9266 (Architecture Act of Philippines)
3. After designing your project, an architect can guide you in selecting the best contractor for your project. Maraming lumalapit sa akin na nagrereklamo sila sa mga sirang gawa and palpak na trabaho ng contractor pero di binalikan. Upon checking their construction contract, nasa 1% lang yung retention. Imagine worth 4 million ang yung bahay. 40k lang ang retention money. nabayad mo yung 99% ng cost. Babalikan pa ba nila yung hawak mong 1%? The standard retention money is 10%.
4. Kapag walang architect yung contractor, expect design violations at mahihirapan kang kumuha ng occupancy permit (which is needed para kabitan ka ng kuryente at tubig). Tendency, magbabayad ka ng penalty and hanggat di mo inaayos yung violation magbabayad ka ng penalty yearly. makaligtas ka man sa penalty, baka hindi sa disaster?
