Most people see a site.
Developers see potential.

But the best ones? They read the city.

URA’s 9 urban design elements aren’t just planning guidelines—they’re signals. Signals of value, intent, and where the next opportunity lies.

• Urban pattern → where intensity belongs
• Streetscape & activity → where life happens
• Greenery & open space → where value appreciates
• Form, views & light → what ultimately sells

When you start seeing the city through this lens, redevelopment stops being reactive—and becomes strategic.

Because great projects aren’t just built on land.
They’re built on understanding.

⚠️ Before you spend millions rebuilding your landed home, ask yourself one question:

"How much of my land can I actually build on?"

The answer is often far less than most homeowners expect.

From setback requirements and height controls to attic envelopes and site coverage regulations, Singapore's planning guidelines significantly influence what can—and cannot—be built.

But these regulations don't just shape the exterior of your home—they directly impact the way your interior spaces are planned.

The allowable building envelope influences everything from room sizes and ceiling heights to staircase placement, natural lighting, ventilation, and how spaces connect across different levels. Every planning constraint becomes a design consideration that affects how comfortably and efficiently you live within the home.

The most successful landed projects begin with understanding the rules before sketching the dream.

Good architecture isn't just about beautiful design.

It's about unlocking the maximum potential of a site while navigating complex regulations with confidence.

Planning a rebuild, reconstruction, or major renovation of your landed property?

Start with the regulations. Your future home depends on it.

What does it truly mean to be an architect today?

For us at Archtur Pte Ltd, it goes far beyond producing drawings or beautiful buildings. It is about creating clarity amidst complexity, leading multidisciplinary teams, navigating regulations, managing stakeholders, and ultimately shaping lives through the built environment.

That is why opportunities to contribute back to the industry through education and mentorship are deeply meaningful to us.

Ar Jonathan Lim has had the privilege of lecturing with working professionals from Singapore University of Social Sciences Building & Project Management programme over the last 2 years, discussing the realities of architectural practice, authority submissions, project management processes, and the evolving responsibilities of built environment professionals in Singapore.

At Archtur, we believe Architecture is about contributing experiences, opening conversations, and helping the next generation avoid costly mistakes while building with greater purpose and awareness.

As Singapore’s built environment continues to evolve, we hope to continue playing our part — not just as architects, but as educators, collaborators, and advocates for better spaces and better industry practices.

Thank you to the students and faculty for the opportunity and engagement throughout the session.

The work we do today shapes not only buildings — but future communities, future professionals, and future possibilities.

A rare opportunity is now open for experienced main contractors and specialist partners to be part of one of the upcoming hospitality transformation projects at Tanah Merah Country Club (TMCC), Singapore.

Designed by Archtur Pte Ltd, the project features a contemporary hospitality-focused F&B environment comprising:
• New lounge bar
• Commercial kitchen
• Wine cellar
• Live sushi counter
• Interior fit-out & coordinated specialist works

As Singapore’s hospitality and lifestyle sector continues to evolve, projects of this calibre and visibility are increasingly selective — especially within established institutions such as TMCC.

We are currently inviting suitably qualified contractors and industry partners to participate in the 1st Stage of the 2-stage Quality-Fee Selection Method (QFM) Tender exercise.

If your company has strong experience in premium F&B, hospitality, commercial fit-outs, M&E coordination, or specialist installations, we encourage you to submit your Expression of Interest before the deadline.

EOI Closing Date: 25 May 2026, 2359hrs

We started with a simple question as a family:

“How do we continue living together… without getting in each other’s way?”

This home once held a young family of five. Today, it holds so much more — grown children, their spouses, and the laughter of a new generation.

Different routines. Different needs. Different expectations.

What we thought would be a straightforward rebuild quickly became something more complex:

Who gets privacy, and when?
How do shared spaces feel natural, not forced?
How do we future-proof a home for even more change?

There were many voices at the table — and at times, many directions.

That’s where Archtur stepped in. Not just to design a house, but to structure the process. Through clear coordination, documentation, and honest conversations, they helped us align as a family — translating our individual needs into a shared vision.

What stood out wasn’t just the design. It was the clarity. Decisions felt guided. Concerns were addressed early. And the journey, while complex, felt steady.

Today, this isn’t just a bigger house. It’s a home that allows each of us to live our own lives — while still coming back together, effortlessly.

And perhaps that’s what we were really building all along. — A multi-generational inter-terrace home, designed not just for space — but for harmony.

As Singapore evolves, the question is no longer just how efficient our spaces are —
but how they feel to the people who use them.

Today, more individuals and families are navigating life with diverse physical, cognitive, and sensory needs.

Yet many of our environments, while accessible, still fall short of being truly empathetic.

This carousel explores a simple but powerful shift:

👉 Moving from compliance-driven design to human-centred, inclusive environments

Because the future of our city isn’t just about infrastructure —
it’s about connection, dignity, and belonging.

💡 If you’re a developer, planner, or stakeholder — this is a conversation worth having early.

A meaningful start to a new chapter.

8 April 2026, we officially commenced our journey with the Company of Good Fellowship, with the opening session held at National Volunteer & Philanthropy Centre.

It was an insightful morning of conversations around corporate purpose, followed by a valuable opportunity to connect over lunch with fellow Fellows and alumni at The Capitol Kempinski Hotel Singapore.

What stood out most was the shared intent across organisations — a collective recognition that businesses today have a role to play beyond commercial outcomes, especially in shaping a more inclusive and resilient society.

For us at Archtur, this journey is closely aligned with how we see the role of architecture — not just as a service, but as a means to strengthen communities through the built environment.

We look forward to the months ahead, and to translating these conversations into meaningful action.
