สำหรับโครงการ Private Duplex Penthouse ระดับ Luxury 5-Star

เจ้าของโครงการมีความประสงค์ว่าจ้าง Construction Management Consultant ในรูปแบบ Freelance Contract เพื่อบริหาร ควบคุม และประสานงานก่อสร้างงานตกแต่งภายในสำหรับโครงการ Private Duplex Penthouse ภายในอาคารสูง จำนวน 1 ยูนิต
โครงการเป็นการปรับปรุงพื้นที่ทั้งหมด รวมถึง Terrace และสระว่ายน้ำส่วนตัวขนาดประมาณ 9 เมตร โดยมีเป้าหมายให้งานก่อสร้างและงานตกแต่งสำเร็จในมาตรฐานระดับ Luxury 5-Star
รายละเอียดโครงการโดยสรุป
• ชุดครัวนำเข้าจากประเทศอิตาลี มีกำหนดเริ่มติดตั้งประมาณต้นเดือนมีนาคม 2027
• Stone และ Marble Slabs สั่งซื้อจากยุโรปเรียบร้อยแล้ว
• Sanitary Fixtures และ Fittings เป็นผลิตภัณฑ์ชั้นนำจากประเทศอิตาลี
• ระบบแสงสว่างและระบบวิศวกรรมเชื่อมต่อกับ Lighting Control System
• ปรับปรุงระบบปรับอากาศภายในโครงการใหม่ทั้งหมด
• แต่งตั้ง Main Contractor สำหรับงาน Interior และ MEP เรียบร้อยแล้ว
• แต่งตั้งผู้รับเหมางานสระว่ายน้ำและ Terrace เรียบร้อยแล้ว
• ผู้รับเหมาช่วงและ Suppliers ได้รับการแต่งตั้งแล้วประมาณ 90%
• Main Contractor อยู่ระหว่างจัดทำ Combined MEP Shop Drawings และ Coordination Drawings
กำหนดการโครงการ
• Target Completion: ไม่เกินวันที่ 15 มิถุนายน 2027
• Defect Rectification and Commissioning: วันที่ 15–30 มิถุนายน 2027
• ระยะเวลาสัญญาว่าจ้าง: ถึงวันที่ 15 กรกฎาคม 2027
ขอบเขตหน้าที่และความรับผิดชอบ
• บริหารและควบคุมคุณภาพงานก่อสร้าง Interior Architecture รวมถึงงานภายนอกบริเวณ Terrace และสระว่ายน้ำ ให้เป็นไปตามแบบ รายละเอียด วัสดุที่ได้รับอนุมัติ และมาตรฐานของโครงการ
• ตรวจสอบและประสานงานการทำงานของ Main Contractor, MEP Contractor, Specialist Contractors, Suppliers และ Subcontractors ทุกฝ่ายที่เกี่ยวข้อง
• ตรวจสอบ Shop Drawings, Material Submittals, Coordination Drawings และรายละเอียดการติดตั้งเบื้องต้น พร้อมจัดทำ Comments และสรุปประเด็นเพื่อนำเสนอ Niratt Design และเจ้าของโครงการ
• ตรวจสอบตำแหน่ง ระยะ และรายละเอียดการติดตั้งหน้างาน โดยใช้หน่วย Millimetres เป็นมาตรฐานของโครงการ
• จัดทำ Weekly Progress Report ทุกสัปดาห์ ประกอบด้วยภาพถ่ายหน้างาน สถานะความคืบหน้า ปัญหา อุปสรรค งานที่ต้องเร่งรัด และข้อเสนอแนะที่เกี่ยวข้อง เพื่อนำเสนอต่อ Niratt Design และเจ้าของโครงการ ทั้งภาษาไทยและภาษาอังกฤษ ทั้งนี้สามารถใช้ AI เป็นเครื่องมือช่วยแปลภาษาได้
• แจ้ง Niratt Design ในฐานะ Interior Designer and Project Manager และเจ้าของโครงการโดยทันที หากพบว่างาน วัสดุ หรือวิธีการติดตั้งไม่เป็นไปตามแบบ มาตรฐานงานก่อสร้าง หรือคุณภาพระดับ Luxury 5-Star ที่กำหนดไว้
• ตรวจสอบและติดตาม Defects ระหว่างการก่อสร้าง รวมถึงจัดทำ Defect Lists และตรวจสอบการแก้ไขก่อนการส่งมอบงานของผู้รับเหมาแต่ละราย
• ประสานงานกับ Niratt Design, เจ้าของโครงการ, MEP and Lighting Consultants, ฝ่ายบริหารอาคาร, Main Contractor และผู้รับเหมาหรือ Suppliers ที่เกี่ยวข้อง ได้แก่ งาน Terrace และสระว่ายน้ำ งาน Stone and Marble งานพื้นไม้ งาน Mosaic งาน Lighting Control System งานครัว งาน Walk-in Closet งาน Motorized Roll-down System และงาน Specialist Systems อื่น ๆ
• เข้าตรวจสอบหน้างานทุกวันอังคารและวันศุกร์ และเข้าร่วมประชุมกับเจ้าของโครงการและ Niratt Design ทุกวันพุธ หรือตามกำหนดการที่โครงการแจ้ง
• ให้ความช่วยเหลือด้านการประสานงานในช่วง Final Inspection, Testing and Commissioning, Defect Rectification, Handover และช่วงเตรียมการย้ายเข้าพักของเจ้าของโครงการ
คุณสมบัติ
• ปัจจุบันประกอบอาชีพอิสระ และสามารถรับผิดชอบโครงการได้อย่างต่อเนื่องตลอดระยะเวลาสัญญา
• สำเร็จการศึกษาระดับปริญญาตรี สาขาสถาปัตยกรรมภายใน สถาปัตยกรรมศาสตร์ หรือสาขาอื่นที่เกี่ยวข้อง
• มีประสบการณ์ด้าน Construction Management, Interior Site Supervision หรือ Project Coordination สำหรับโรงแรมระดับ 5 ดาว, Luxury Private Residence หรือโครงการตกแต่งภายในระดับสูงไม่น้อยกว่า 10 ปี
• มีความรู้และประสบการณ์ในการตรวจสอบงาน Interior Architecture, MEP Coordination, Specialist Systems, Shop Drawings, Materials และงานติดตั้งหน้างาน
• สามารถสื่อสารและจัดทำรายงานภาษาไทยได้ดี และสามารถจัดทำหรือประสานงานเอกสารภาษาอังกฤษได้
• มีความละเอียดรอบคอบ สามารถระบุปัญหาล่วงหน้า ติดตามงานอย่างเป็นระบบ และประสานงานกับผู้เกี่ยวข้องหลายฝ่ายได้อย่างมืออาชีพ

Luxury Private Duplex Penthouse Project
Sukhumvit Area, near EmQuartier, Bangkok
The Owner is seeking an experienced Freelance Construction Management Consultant to manage, supervise and coordinate the construction of a private duplex penthouse within a high-rise residential building.
The project involves a complete renovation of the residence, including its private terrace and approximately nine-metre swimming pool. The required standard of workmanship and finishing is comparable to that of a luxury five-star property.
Project Overview
• An imported Italian kitchen has already been appointed, with installation expected to commence in early March 2027.
• Stone and marble slabs have been ordered from Europe.
• Sanitary fixtures and fittings are from leading Italian brands.
• The lighting and engineering systems will be integrated with a lighting control system.
• The air-conditioning system will be entirely replaced.
• The Main Contractor for the interior and MEP works has been appointed.
• The swimming pool and terrace contractors have also been appointed.
• Approximately 90% of the specialist contractors and suppliers are already on board.
• The Main Contractor is currently preparing the combined MEP shop drawings and coordination drawings.
Project Programme
• Target Completion: No later than 15 June 2027
• Defect Rectification and Commissioning: 15–30 June 2027
• Contract Period: Until 15 July 2027
Scope of Services and Responsibilities
• Manage and supervise the quality of the interior construction works, including the external terrace and swimming pool areas, in accordance with the approved drawings, specifications, materials and required project standards.
• Monitor and coordinate the work of the Main Contractor, MEP Contractor, specialist contractors, suppliers and subcontractors.
• Review shop drawings, material submittals, coordination drawings and installation details at a preliminary coordination level. Prepare comments and clearly summarise any issues requiring decisions by Niratt Design and the Owner.
• Verify site dimensions, setting-out positions and installation details. All project dimensions shall be coordinated in millimetres.
• Prepare a weekly progress report in Thai and English, including current site photographs, construction progress, outstanding issues, potential delays, required follow-up actions and professional recommendations. AI-assisted translation may be used where appropriate.
• Immediately notify Niratt Design, in its capacity as Interior Designer and Project Manager, and the Owner of any workmanship, materials or installation methods that do not comply with the approved design, construction standards or the required luxury five-star quality.
• Inspect and record defects throughout the construction period. Prepare defect lists and verify that corrective work has been properly completed before the relevant contractor’s handover.
• Coordinate with Niratt Design, the Owner, MEP and Lighting Consultants, Building Management, the Main Contractor and all relevant specialist contractors and suppliers. These parties include the terrace and swimming pool contractors, stone and marble suppliers, wood flooring supplier, mosaic and swimming pool supplier, lighting control system supplier, kitchen supplier, walk-in closet supplier, motorised roll-down system supplier and other specialist contractors.
• Attend the site for inspection every Tuesday and Friday and participate in the weekly meeting with the Owner and Niratt Design every Wednesday, or as otherwise required by the project programme.
• Assist with coordination during final inspection, testing and commissioning, defect rectification, handover and the Owner’s move-in preparation.
Required Qualifications
• Currently working as an independent consultant or freelancer and able to remain continuously involved throughout the contract period.
• Bachelor’s degree in Interior Architecture, Architecture or a related field.
• At least seven years of relevant experience in construction management, interior site supervision or project coordination for five-star hotels, luxury private residences or other high-end interior projects.
• Strong knowledge of interior construction, MEP coordination, specialist systems, shop drawings, material submissions and on-site installation.
• Good written and spoken Thai, with the ability to prepare or coordinate project documentation in English.
• Highly attentive to detail, able to identify potential problems in advance, follow up systematically and coordinate professionally with multiple parties.
