Hey neighbors — with the recent fraud case making the rounds in our local area, I figured it was the perfect time to talk about something that affects way too many homeowners.

The home improvement industry unfortunately has its share of bad actors who take advantage of good people. But we can all protect ourselves by knowing exactly what to look for when hiring a professional.

🚩Here are the red-flag-proof tips every homeowner should use:

✅Always verify licensing & insurance – Confirm they’re fully licensed in Pennsylvania and carry current liability + workers’ comp. Ask to see proof up front.

✅Check real reviews & references – Look at BBB, Facebook, and recent local references you can actually contact. Also ask when the jobs were done. They should all be within the last three months. Otherwise, this is a contractor who doesn’t get much work.

✅Ask for referrals - Start by asking friends and neighbors. If you’re new to an area, you can ask your local branch of the National Home Builders Association. Or you can also go to local suppliers, like the lumber supplier, and ask for contractors in good standing.

✅Compare detailed written estimates the right way – Yes, you should get written estimates, but here’s the truth: in the roofing and home improvement world, quotes are rarely “apples to apples.” The price can vary dramatically based on the company’s licensing, quality of products, warranties, experience, and how they stand behind their work. If everything were truly equal across the board, then the lowest bid would make sense — but it almost never is. Focus on value, not just the bottom line.

✅Never pay large sums upfront – A reasonable deposit (usually 10-30%) is normal. Anything more before work starts should raise eyebrows.

✅Insist on a full written contract – It must clearly list the scope of work, materials, timeline, payment schedule, and warranty. No contract = no go.

✅ Start Date - A good contractor usually has a backlog of jobs and clients who are booked at least six weeks in advance.

✅Quick background check – A fast call to the PA Attorney General’s office or your local licensing board can reveal any past complaints.
