Just wrapped up this amazing fully ADA compliant bathroom remodel. Complete with a zero entry shower that’s wide enough for wheel chair access. Full length handrails attached to blocking, hidden niche and a relocated shower valve/handle so you can start your shower before entering.

This is also a great reminder to never turn a blind eye to a ‘small’ water leak. The previous shower was installed with PVC liner with nails used to attach the tile backer board which pierced the liner. This allowed water to leak 5’ outside the shower opening. The damage caused a subfloor replacement, joist repair, & insulation replacement. Luckily for the homeowner this was a first floor bathroom and luckily for me, there was a clean and easily accessible crawl space.

Let’s also use our imaginations that I didn’t forget to take an after photo when I returned to this property to install the vanity faucet handles today. 🙈

What turned into a ‘I think I have some rot on my deck’ conversation turned into a large-scale deck overhaul. The stone stairs were not flashed to the deck when originally installed. This holds moisture to the wood structure and eventually leads to decay. This issue was expedited when the buried gutters were clogged and overflowed at the connection point, flooding the structural post. More often than not, substantial rot is found where buried gutters are located at a deck post.

Pressure-treated ground contact lumber still has a life expectancy, and it is greatly reduced when the timber stays wet. This is why deck posts and fence posts rot right where the post comes out of the ground. The top portion dries, and the bottom portion can stay saturated. We add gravel to our post holes to prevent water from sitting on the wood and give the post the best chance possible to dry, prolonging its life. If you are noticing signs of decay, don't wait. The real damage is usually buried!
