🏦 Inheriting a house is one of the most common and most misunderstood financial events.

The biggest thing most heirs don't know about is the stepped-up basis. When someone dies, the IRS resets the home's value to its fair market price on that date. All the
appreciation that happened over decades of ownership is wiped clean for tax purposes.
That means if you sell the home right away, you likely owe zero capital gains tax. Wait too long, and any new appreciation above that reset value becomes taxable.

This is why getting an appraisal immediately matters. That number locks in your basis and protects you later.

From there, you have three paths. Move in and assume the mortgage with no credit check required under the Garn-St. Germain Act. Rent it out and deduct repairs, insurance, and depreciation. Or sell it and split the proceeds, which is usually the simplest route when multiple heirs are involved.

The cost most people forget is that property taxes, insurance, mortgage payments, and maintenance don't stop while the estate settles. Someone has to cover those bills starting on day one.

If you inherit with siblings, get aligned early. Disagreements about what to do with the house can drag out for months and eat into the value.
