Win win!! This was the easiest flip I’ve done. I needed this win! Purchased Aug 7th. Rehab started 2 days later..lol. Rehab finished September 10th. Stayed on budget for the most part 🥴 Sold and closed Nov 12th!! I need more of these! I assessed the ARV to be at $130k and guess what? Appraisal came back at 130k with zero repairs needed. 🍾🍾 This one was actually fun. Reliable contractors make all the difference! They came in and knocked it out the park. I will use them again for sure. Next project loading…

Been a min but I’ve been working on some things! First time home buyers! This deal has a story! Home appraisal came back $15k under list price (I told my clients it was overpriced). Got seller to drop the price. Got seller to give $3k in concessions. Inspection was one of the best ones I’ve seen. Well maintained home. Closed a little late but we closed!! Congratulations to my buyer!! The loan process wasn’t easy but it’s over and yall did it!! ❤️❤️
