Keep your rate. Let the ADU pay for itself.

New financing option for homeowners sitting on equity but not ready to touch their first mortgage: a 2nd-lien construction loan that qualifies off the projected rental income of the ADU itself — not your existing loan. Draws fund the build, then it rolls into a fixed HELOAN once complete.

Thrilled to be moderating a panel at the Industrialized Housing Summit, July 23-24 at the AT&T Conference Center, UT Austin.

The core question: how do we turn fragmented, unpredictable demand into the steady factory utilization that makes industrialized housing actually pencil? That gap is where this conversation lives.

Felicity Maxwell, Executive Director, Texans for Housing — on the policy levers. Murray, VP of Business Development, StudioBuilt — on the manufacturing side. Adam HootnickHootnick & CEO, Housing Growth Partners speaking for the developers, and Hardcastle, Founder, BuiltTrust on Finance.

A better ecosystem is what we need, and demand aggregation, financing, manufacturing, and policy all have to move together. That's what we'll dig into. If you are interested in building more housing, better and faster — find us in Austin at the second annual ETHIC Summit.

Thanks to ETHIC, UT Austin, ADL Ventures, and Virginia Tech.

Continuing the infill lot typology explorations. We have been working on a two-story ADU that would have tuck under parking and were approached by someone with a hillside site where it works perfectly. 1300 ft.² two bedroom 2 1/2 bath.

We’ve been studying what small-lot infill could realistically look like under Austin’s HOME Phase 2 ordinance. This test fit uses 35’ x 90’ lots (3,150 SF each) on a one-acre parcel, which yields 12 units per acre.

For context, most traditional Austin single-family neighborhoods sit closer to 4–6 units per acre. So this is at least double — sometimes triple — the typical density, but still delivered as fee-simple homes.

The key move isn’t just shrinking the lots. Instead of giving every house its own curb cut, we’re consolidating access with joint driveways and shared drive aisles. That reduces paved area, keeps the streetscape greener, and makes the sidewalk experience feel continuous rather than driveway-dominated.

HOME 2 technically allows lots down to 1,800 SF, but in practice we’re finding that 35 feet of width gives you better proportions, workable parking geometry, and outdoor space that people will actually use. It feels intentional rather than squeezed.

These would be built as volumetric modular through ma modular — which is what makes this density repeatable. Factory-built units, predictable costs, shorter timelines. The goal isn’t just to show that higher density is allowed. It’s to demonstrate that it can be delivered at scale without losing neighborhood character.

Still testing the edges of where the sweet spot is — but 12 units per acre, done this way, feels like a meaningful shift for Austin.
