Working as a Project Manager, Construction Manager, and Construction Superintendent Mr. Wolf designed and supervised the construction of several buildings in the Bay Area. He has an in-depth understanding of the entire construction process; bidding and budgeting, recruiting and supervising staff, working with the customer, obtaining jurisdictional entitlements, developing and processing plans, and seeing that the job is finished on time, on budget, and to the complete satisfaction of the customer. 10/2012- Present – Project Manager Consulting Architect to NBBJ – KPOMC PH2 IOS – Interim Open Space–– Scope includes – Project Management for the development of Designs and managed community meetings and coordination of the entitlement process for the development of the KPOMC PH2 Interim Open Space Project – a vacant lot which is being developed for a public open space. This project is currently under construction.

10/2014 – Present – Project manager - Consulting Architect to NBBJ KPOMC PH2 CE – Campus Enhancements – Scope includes modifications for installation of a curtain wall screen, public kinetic art piece, cosmetic , structural additions and design modifications to railings on the newly constructed KPOMC PH2 Parking Garage, Hospital and SMOB.

10/2008 – 6/2010 - Project Manager -Consulting Architect to NBBJ – Demolition Project - KPOMC PH2 - Consulting Architect to NBBJ -–– Scope of Work included Demolition of 670,000 sq. ft of Medical Office Building, Retail, Parking Garage and miscellaneous individual buildings. Responsibilities include entitlement coordination, development of demolition plans for removal, coordination and review of Hazardous Materials removal, review and negotiation for materials management.

10/2008 – 12/2015 – City Meeting Project Liaison – KPOMC PH2 - Consulting Architect to NBBJ – Work Closely with Kaiser Project Managers and Project Directors and Medical center to coordinate weekly meetings regarding Project Entitlements, Conditions of Approval and MMRP’s required by the city upon project approval of the project in 12/2008.

Description of Architectural Services

RAW Concepts provides comprehensive architectural services in the following areas: residential, commercial and industrial, new construction and remodeling and commercial tenant improvements.

Standard Services

Programming Phase - Meet with owner to identifying needs and styles of design to fit in the existing space. Total project cost analyzed with realistic balance of program and budget reviewed and achieved. Site investigated and existing conditions documentation generated.

Schematic Phase - Multiple design solutions presented to Client over the course of several meetings showing plans of site, floor, roof and rendered exterior elevations as needed. With the Client input and revised designs are approved and the Schematic Design Proposal is finalized

Design Development Phase – In this phase, all of the major elements in a project and their impact on the Client’s needs and budget are identified. Schematic design refined, including kitchen and bath layout, model (if recommended), material selection, and window and door placement. Project reviewed with Client for preliminary pricing. Basic Design Development Package prepared.

Contract Documentation Phase – Completion of drawings in final form with all information necessary to obtain building permits and subsequent bids for construction.

Bidding / Permit Phase – Interface information and documentation with government agencies and contractors to obtain permits and bids.

Construction Phase – Administration services to assist in bidding and negotiating of a contract for construction. Follow work in progress and administer the construction contract between the owner and contractor. Work with owner and contractor as to scheduling of specified materials.

The Architect’s Value

Architects are concerned with the functional as well as the sensory, from balanced natural light and views to proportional relationships and circulation from one space to another. This aesthetic orientation adds an important dimension to the built environment, allowing for a better use of space, a more cohesive overall effect, and, not surprisingly, higher resale values.

An architect’s attention to both the general and the specific gives you a clear idea of what you are buying before you buy it. He or she can coordinate all the details of your remodel in the context of the whole project, including structural realities, planning and building code requirements, budgetary restrictions and finish detailing. He or she can then communicate this information, as necessary, to you, your contractor and your local building department.

Designing and organizing your project in advance is better than working it out during construction; it is easier to erase and redraw than to tear down actual construction and rebuild. During construction, having an architect communicate the intended implications of the design to the contractor can minimize the possibility of costly misunderstandings. It is certain that questions will arise during construction that require design decisions to be made, such as those involving color pallets and finish carpentry.

By developing a well-thought out design and providing contract documents that define the built scope of this design, an architect can keep your project on track and on budget. Additionally, an architect will work with your contractor during construction to ensure the visual integrity of your remodeled home.

While some contractors can act as building designers, this is not their specialty. Many contractors refuse to work directly with clients because they know from past experience that short-cutting the design process or second-guessing the intent of the design is not cost efficient: Rebuilding is often required at someone’s expense. Contractors have experience with the materials and methods of how to build while architects have training in how to design and how to assure the quality of what will be built.

You will find that there are “combination professionals” such as designer/builders and architect/contractors, but it is difficult for one person to master both professions. Using the same person for both aspects of the job also removes the possibility of competitive bidding, a tool that, when used correctly, allows you to find the best person for the job at the best price.

If you want to assure that your remodeling or building project runs as smoothly and cost-effectively as possible, then you’ll want to have an architect on your side. An architect’s skills and orientation will add value to your project well beyond that spent on his/her fees.

Do you dream of improving your home, your very quality of life? Perhaps you have ideas, experiences of gracious living from a vacation or a neighbor's party, but you don't know how to implement them? Where do you start?

Budget and Resale

What can you afford? How much you invest in remodeling depends on the value of your home, as well as your needs and the lifestyle you aspire to. A common benchmark is one percent of your property's value per year that you intend to enjoy your remodel. So, if you plan to sell in less than 4 years, budget 4%. If you plan to leave in 4 to 8 years, budget 7%. Over that, budget about 10% of your home's total value for your remodel.
