Here is a lake house that we recently renovated. We removed and replaced the old, failing all season room. We opened both of the side walls of the home and added multiple windows to get the lake view from different areas of the house. We moved the door on the side of the house to a more practical location to exit the home. We then dropped the deck down about 36 inches to allow no obstruction for the gorgeous lake views. The light inside the home now is incredible! This home went from crabby to happy! On to the next project!

Here is a job we just finished for a retired couple who wanted to enjoy their back patio space. The additions that they had were not tied together professionally and were leaking. Their new all-season room is a wonderful extension of their home, and we are told that this will be the spot for afternoon naps! We were also able to give them a screen porch where they simply had a covered area before. They were fed up with our South Carolina friends flying around in the evening, so now they will be able to still enjoy the outdoor weather without the pesky bugs. We are incredibly grateful for all of our customers who trust us with their projects.

Here is a deck on Lake Murray that we finished a few months ago. Toasted sand Trex decking, fascia, and AFCO railing. Low voltage LED lighting was installed by McAllister lighting. Southeast Underdeck installed the ceiling so there can be a finished space underneath. Electrical work completed by David Martin. The rest of the construction was completed by our wonderful employees at Payload Construction. We tried our best to make this deck live up to its incredible view of Lake Murray!

This is a deck we built a couple of years ago. It has Trex transcend vintage lantern decking, fascia, stair treads, and underpin. The homeowners had a great eye for design, and it was their idea to accent the vintage lantern color with rope swing lighter tones of decking. We used that for the border and the stair risers before finishing the look off with Deckorator brand cable railings. No expense was spared, but it looks fantastic! We love what we do and would love the opportunity to work with you as well!

SCREEN PORCH TO ALL SEASON ROOM CONVERSION - The before picture has an extruded metal porch on the right and a covered porch on the left. We removed the screen porch on the right and built an identical one where the covered porch was on the left. The all season addition has 5 large sliding windows and 9 picture windows. The construction of the all season room matches the original construction of the house and has a mini split HVAC system (thank you Starr Mechanical for the installation.) It is now an extension of their main living area and creates the happiest room in the house with all of the sun that shines in on you. It can also be turned into a screen room within minutes by simply opening the 5 large windows. I have spoken to many of our customers who we have completed this project for, and they all say the same thing; they spend all of their time in this room!

Gable Pavilion built for one of our favorite customers! This will have an outdoor kitchen installed right next to it and an in-ground pool. It has exposed rafters with T and G 2x6 roof decking. Our roofer, Clyde Nettles, did a wonderful job. This is shaping up to be an amazing outdoor space and if you would like something like this for your own yard, please feel free to reach out to us for an estimate.

Here is one of our latest projects. Composite covered deck. Timbertech reserve collection, driftwood color. High dollar composite. Boards are as scratch resistant as composite gets and create a stiffer floor than most other composite products. Shed roof is supported by an 8 x 10 beam, 2 - 8 x 8 posts, and 24” x 24” block piers. The customer did a great job picking out stone to wrap the piers and Cesar and Adrian (our stone masons) did a great job finishing it off. The underside of the roof is covered with #1 pine Tongue and groove boards. Two recessed lights and a fan finish off the space. On to the next.

Here is a screen porch that we did in late 2021. It has shiplap walls on the interior of the porch. Vinyl ceiling and vinyl exterior to match the rest of the house. One unique thing about this job is that they had an existing pad that was only 4 inches thick. 4 inches is fine for a normal pad, but is not thick enough for a load bearing wall to be built on. We had to extend the pad slightly and pour it thicker to be able to support the load of the roof. People reach out to us often to built structures on top of existing pads. Sometimes we can make it work and sometimes we have to tear the whole thing out. This is one of the many things to take into consideration when planning a project in your backyard.”

Here is a project we completed on lake Murray about 18 months ago. Things get a bit complicated when you are working on the lake. Setbacks, floodlines, etc…. We had to work with the county to find a suitable place to put this one. Where you want your project on your property isn’t always where it can be. It sure helps if you find this out before hand though. Drop us a line if you have a project that you are planning. We can make sure that it gets built and there are no issues with your City or County. We have a good working relationship with all of the building departments in the midlands.
