2100 North Bayshore Drive is a new mixed-use development located in Edgewater, Miami. The project’s objective was to maximize direct, unobstructed ocean views for both hotel and residential units.

By rotating the main façade 40 degrees to the southeast, the design introduces a distinctive triangular form that defines the tower’s identity while reducing its perceived bulk within the surrounding context—creating a greater sense of openness.

To rethink the typical arrival experience—often dominated by parking podiums—we designed a public plaza at the intersection of two converging streets. This gesture opens the building toward the ocean, connects it to the public realm, and brings the tower down to a more human, local scale.

The tower’s unique geometry transforms its appearance from every angle, offering a dynamic experience as it is approached and discovered.

The program includes hotel and residential components, totaling 540 units across more than 650,000 square feet and rising 50 stories.

Marina Village | Georgetown, South Carolina

Marina Village, is a new low-rise mixed-use community located in Georgetown, South Carolina — one of the oldest cities in the United States. The master plan reinterprets the vernacular coastal architecture of the South Carolina Lowcountry, combining traditional wood-siding facades, shaded balconies, and soft white and light-blue tones with contemporary construction and sustainable planning.

The development includes 43 coastal houses and 100 apartments organized in four mixed-use buildings surrounding a public central plaza activated with retail, cafés, and community spaces. Designed as the social heart of the project, the plaza opens completely to the public, creating a new civic destination for the town.

The master plan is structured as a walkable village, with tree-lined streets, pedestrian sidewalks, bike lanes, and pocket gardens connecting the different residential and commercial areas. At the perimeter, the houses face the surrounding forested wetlands, preserving more than 430,000 SF of natural landscape and reinforcing the relationship between the community and its coastal environment.

Marina Village proposes a new sustainable neighborhood for Georgetown, combining low-rise density, vibrant public space, and architecture inspired by the timeless character of Southern coastal towns.

This milestone comes as we celebrate 10 years of Bustamante Arrieta, marking a new chapter in our evolution and our strategic expansion into the United States market.

1406 Withers Drive is a new 650,000 SF mixed-use development in Myrtle Beach, South Carolina, featuring a 250-key hotel, residential condominiums, and ground-level retail across two parcels along the oceanfront corridor.

The project is designed to create a new destination for both visitors and locals, strengthening the connection between the city and the ocean. Two public plazas link the development directly to the Myrtle Beach Boardwalk, activating the ground level with restaurants, retail, and landscaped gathering spaces.

The main tower steps down at its corners to allow sunlight into the plaza and amenity deck, creating outdoor terraces for guests to enjoy. A second tower complements the composition while connecting amenities and retail to the streetscape.

Inspired by the profile of a yacht, the architecture features curving canopies and flowing terraces that provide shade, enhance natural ventilation, and blur the boundary between interior and exterior spaces.

Aymara is a new mixed-use development located in Cancún, Mexico. The project consists of two interlocking towers rising from a commercial podium, carefully composed to create a series of open, triple-height spaces at multiple levels. These elevated voids extend the living experience outdoors, allowing residents to fully engage with the tropical climate while promoting natural cross-ventilation throughout the building. By facilitating wind flow along the long façades, the design reduces lateral resistance and enhances environmental performance.

The building’s distinctive V-shaped configuration is strategically oriented to maximize ocean views from every residential unit, ensuring optimal visual connectivity to the surrounding landscape.

Aymara encompasses approximately 285,000 square feet of built area, featuring 173 residential units and 10 ground-level retail spaces that activate the pedestrian experience and reinforce the project’s mixed-use character
