Planning a basement or cellar ADU in NYC? There’s a new DOB NOW requirement to know about. 🏙️

Beginning August 17, certain ALT-CO and New Building filings that include a basement or cellar ancillary dwelling unit will require an approved DOHMH Radon and V***r Level Certificate.

In plain English: before the project reaches its final Certificate of Occupancy, qualifying filings will need documentation confirming that the required indoor-air testing has been completed and approved.

The important part? This does not mean every basement renovation or every ADU is automatically affected.

If an ADU is part of your plans, ask your architect or expeditor early whether the requirement applies to your filing and when the testing and certificate need to be coordinated.

Some inventions changed the world. A clear renovation scope can at least save your project. 😅

Before signing a contract, you should understand:

✅ what work is included
❌ what is excluded
💰 which items are allowances
🏙️ who is handling permits and approvals
📝 how changes will be documented and approved

We’ve completed projects across different investment ranges. The number will naturally change depending on the scope, building, materials, and complexity.

What should never change is the level of clarity.

The demo, the framing, the rough work, the inspections, the material choices, the site coordination, and the decisions that shape how the final space actually performs.
