You probably weren't thinking about how dirty your water heater might be this morning when you were in the shower. Most people don't think about their water heater until they have no hot water. By then it's usually too late.
The most common cause of early water heater failure is rust and sediment build up. As your hot water tank holds water, the mineral deposits in the water sink to the bottom. Over time, this can build up into what you see here. Even a little buildup can cause your water heater to become inefficient. Let that go and the sediment and rust will kill your water heater all together.
Do you have a funky smell in your water just briefly when you first turn the faucet on? This could literally be a bacterial slime that has built up on the bottom of your tank, or a bad anode rod.
Anode rods are located inside your water heater and are made of sacrificial elements like zinc or magnesium. This rod attracts the minerals in your water to prevent those minerals from destroying your tank (picture 3).
Water heaters are supposed to be flushed out every year and anode rods should be replaced every two to three years! When was yours last serviced?
Spending a little now can save you a whole lot if your water heater fails prematurely. The going price of a home water heater tank right now is about $500-$600! Add that to the price of having a licensed plumber install it, and it could be a very unwelcome surprise.
