The reason for giving my background is because I will be starting to provide home inspections for home buyers. In the past several years the house flipping market especially in this area were there are no building codes has became quite lucrative and I have come across houses that should just be torn down instead of sold. There are a few exceptions were they have been done PROFESSIONALLY but for the most part flipped by people that have zero experience in building/remodeling or have watched YouTube and are now experts. And that takes us to the inspection side of things. You can become an inspector in Missouri with no license or training which is unbelievable. To have your potentially new to you home inspected by(no offense to anyone) college grad with no real world experience in building trades should not be allowed. They are just reading through checklists and taking pictures. Building codes and standards can be a good thing. I recently inspected a home in the area that had been flipped and I feel sorry for who ends up with it, it’s like that old saying lipstick on a pig, wrong in every way, and alot of the younger generation that are buying these houses are getting the raw end if the deal. And something else I don’t understand is that lenders loan money on these dumps that are not worth anywhere close to what they are sold for. So if you want a real world inspection done by someone that has experience in building homes, remodeling, and repairing contact me. I can do a walk through with you after inspection and explain what I find and what it needs to be corrected. Or recommend you find a licensed and insured contractor to do the repair. Sometimes it can be expensive but having it done right the first time will save you grief in the long run. I’m not putting all this out there to rain on anyone’s parade just getting awareness to everyone buying “flipped” houses make sure you know what your spending $100,###’s on before, and you don’t end up with moldy, rotten, termite infested, leaky plumbing, cobbled up shack that you regret in a few months.
