Camden Harbor View – Mixed-Use Waterfront Development
Long Beach, California
Design of a large-scale mixed-use development consisting of approximately 1.5 million square feet, including 538 residential units and ground-floor retail components. The project spans two city blocks and represents the first phase of a broader master plan encompassing four blocks within the historic downtown waterfront district.
The development is composed of four-story and nine-story buildings constructed over multiple levels of parking (one to three levels, depending on location). The site addresses significant design challenges, including grade changes along the south ocean-facing edge, as well as view corridors, height restrictions, and massing constraints.
The architectural concept establishes a cohesive urban fabric that extends the existing city grid while drawing inspiration from coastal village and harbor-town typologies. The design incorporates elements of Tuscan, Iberian, Italian Riviera, and Art Deco influences, resulting in a layered architectural language that reflects the character of the surrounding downtown context. The taller tower elements are designed as prominent gateways, each incorporating heliport access as required by fire department regulations.
A key design strategy was to break down the overall massing into smaller, individually articulated building components. Each unit stack is expressed as a distinct architectural element, enhanced through the use of varied color palettes, balconies, shutters, brackets, and roof forms. This approach reinforces the appearance of a neighborhood-scale environment rather than a single large development.
The central clubhouse and tower element are positioned as a focal point, designed to function as a community hub and visual anchor for the project. Public and semi-public spaces are connected through pedestrian promenades, stairs, and ramps, providing access between upper and lower levels, including connections to Sea Side Way.
Additional amenities include pool decks, spas, and outdoor gathering areas designed for relaxation, recreation, and social interaction. The integration of architecture, landscape, and circulation creates a vibrant, pedestrian-oriented environment that enhances both the residential experience and the surrounding urban context.
