Sticking doors. Sloping floors. Seasonal, or moving?

Most sticking doors and slightly sloping floors in Southern California homes are harmless: wood swells in damp months, and many older houses settled long ago. They are worth a closer look when several doors stick in one area, a door sticks again soon after planing, or a slope you can feel keeps growing alongside new cracks or gaps. Tighten the hinges, check for a tapered gap, roll a marble, and look at drainage on that side of the house.

Could you list everything you own from memory?

After a loss, that is what homeowners are asked to do. Before anything happens, film a slow walkthrough of every room, photograph labels, serial numbers and receipts, and keep plans, permits and upgrade records for the house itself. Store a copy outside the house and update it every year.

Market value includes the land, and land does not burn. Your dwelling coverage should reflect what it would cost to rebuild the house today, under the codes in force when you rebuild. When you buy a house, you buy its permit history too.

Unpermitted work, or work that was permitted and never finaled, becomes the buyer's problem at closing. Before your contingencies end, compare three things: what you see on site, the permit history from the building department, and the county assessor record of square footage, bedrooms and bathrooms. Unpermitted work lives in the gaps between them.

A listing shows what is for sale. It does not show what the property can become.

Every stucco wall in Southern California cracks. The useful question is whether the crack has a direction.

Fine spider cracking, hairlines along a joint, small cracks around a vent: almost always cosmetic. Diagonal cracks from window and door corners, stepped cracks following framing lines, cracks running from wall into foundation, or cracking with staining and bulging plaster: those point at movement or water. And two symptoms outrank any crack, doors that stick and floors that slope.

Most drainage problems don't start with a storm - they start with a slope nobody checked.

Southern California gets its rain in a few concentrated storms, which is why lots here fail differently than lots in wetter climates. Grading and drainage are also two different things, and confusing them is how a small regrading job turns into a retaining wall.

Your roof gets one test a year in Southern California, and it is the first real storm.

Here is the pre-rain checklist: gutters and downspouts, where the water actually lands, the roof joints that fail before the tile does, and the interior signs of an active leak.
