An electrical mystery solved... The clients needed me to mount their under-cabinet microwave AND move the outlet out to be flush with the cabinet. Otherwise the outlet would not extend out to where the cover plate would be. So what's the mystery??

When I tested the outlet, it was only showing 30 volts instead of 120 volts. So I went to the electrical panel, checked the breaker, and found the problem. See the pictures below for the whole story.

Summer heat is coming! These two awesome clients wanted a ceiling fan to replace the hanging light fixture in their main living area to make it more comfortable.

Whenever replacing a light with a ceiling fan, make SURE the electrical box is more than able to handle the extra weight. This one was rock solid, thank goodness.

Drywall and moisture are a bad combination. This client had a soaker tub with drywall moisture damage and a sizeable pe*******on (like an elbow went through the wall) behind the tub. The window sill also had water damage. The sill was made of MDF (medium density fiberboard) which is very susceptible to water damage - NOT the best product for a window sill, especially next to a tub.

The damage was repaired, but we went beyond to put a think vinyl product (Polywall) on the wall behind the tub to prevent any future moisture damage. We also replaced the window sill with actual wood, and cut a long strip of Polywall to sit on the window sill and protect it from future water damage.

By the way, if you put plants in your window, or have pets that put their paws/claws on your window sill, you can get clear plastic window sill protectors to protect your window sills. Picture below.

This wonderful lady had an exterior door with a jamb that was rotting away at the bottom on both sides. There is no overhang, so water had done quite a number on the bottom of these jambs, and was now seeping in during heavy rains. Without quick attention, it could start destroying the subfloor inside.

Since the problem was isolated to the bottom of the jamb, there was no need to tear out the whole door jamb. There is a composite (waterproof, never rots) product that can be used to replace the damaged portion of the jamb for a much less expensive fix.

Got a closet that's dark and has no closet light? I did, and it made it harder to find the right jacket or see items on the shelf. So I decided to add LED lighting to the closet.

First I had to run electricity into the closet. Then I installed the lights and a switch that activates when the door is opened. See the before and after pictures below!

These two fantastic clients have an amazing back deck. It's a few years old. Some of it is under roof and some of it is open to the elements. They asked us to stain and seal it to preserve and protect it.

Step 1 was to thoroughly clean the wood, let it dry (over a sunny weekend), then -- Step 2 -- apply the stain and sealer.

The pictures below walk through the process and show the results.

I'm often asked, "How long should I wait before staining/sealing my new deck." The pressure treated lumber needs to dry out completely, so I suggest at least six months. The weather also needs to be dry and warm.

Free TV... that's my favorite price. So I decided to put up an antenna and see what I got.

We spend about $30 per month on streaming TV services, and I don't have any of the sports packages. I'd like to watch the occasional football game without spending $60-$100 a month for TV services.

And, if we have a storm that knocks out our internet, I want to be able to pick up local news and weather so we can stay informed and safe.

So I decided to see what an inexpensive, unamplified antenna could pick up here, 30 miles from Nashville, with a few hills in between.

Water is one of your home's worst enemies. Foundation problems, insects, rotting wood, flooded basements, and more can result from water intrusion.

This client's property has a long gradual slope toward the back of the house, creating a flood of water against the house during heavy rains. Recently, the water rose above the bottom of the basement window, running down the inside wall. The solution was to install a French drain to prevent the water from reaching the house.

If you like letting in extra light, or want to be able to use your doors for fresh air, a storm door is a great option. And there are some really nice doors to choose from now.

These folks needed their old storm doors (front and side doors) replaced. The old doors had some damage and wear on them.

If you want to install a storm door yourself, I'd recommend the doors that have a pre-assembed frame. You'll have an easier install and the seal around the door will already be tight. Those doors also come with pre-installed, hidden closers.

HVAC rescue! It costs enough to cool and heat your home. Don't waste money heating and cooling the whole neighborhood. While doing another job for these folks, I found a significant air leak in their attic ductwork. It wasn't hard to fix, and now they aren't blowing cool air or heated air where it would be wasted.

If you've got old ductwork, it might be worth the effort to look for any big gaps. Take a roll of tape with you. You might be able to fix any problems on the spot!

Gutter Guards - Are clogged gutters in your future? Ours were clogged last fall. The leaves and maple tree "spinners" filled the gutters, so we had waterfalls all around the house when it rained. I cleaned them out, but that's not something I want to do twice a year. (Ours got re-clogged with spring tree debris.) I've seen the damage that water does around foundations, and that's something I want to prevent!

So I ordered and installed aluminum gutter guards in all of our gutters. These are sturdy, but surprisingly affordable. And because they are aluminum, they won't sag in the summer sun like plastic guards.

We had several 90 degree turns in our gutters which required cutting the aluminum. But each piece of gutter guard needs to overlap a little, so I cut some tabs to eliminate holes where debris could slip through.
