Curating the right workplace amenities has become critical to the success of commercial assets. It’s no longer about adding more features — it’s about creating the right mix of experiences that drive distinction, strengthen tenant attraction and retention, and create long-term value.

Not every project in a historic city meets resistance—sometimes, the moment is right for reinvention. At 110 + 111 Ann Street, two obsolete industrial sites along Savannah, GA's MLK corridor were reimagined as a mixed-use catalyst for growth, walkability, and renewed street life—just outside the historic district, where change was welcomed.

The architectural approach leaned into innovation early, with a hybrid cross-laminated timber (CLT) and glulam structural system shaping everything from code pathways and construction sequencing to the building’s character and experience. Early collaboration between architects, engineers, fabricators, and code officials turned a bold idea into reality, introducing mass timber to Savannah and helping set a precedent for the Southeast.

Today, the project reflects the corridor’s evolving needs—embraced by the community and quickly adapted for student housing—while 110 Ann Street’s LEED Silver certification underscores a commitment to sustainable performance alongside urban revitalization. Together, the Ann Street buildings mark a shift in how Southern cities can grow: thoughtfully, efficiently, and with material warmth that connects people to place.

Presented by Kyle Kiser (LS3P), Swati Khimesra (Surface 678), and Chuck Mummert (Flad Architects), this session explores how a collaborative, site-responsive process shaped South Carolina’s first veterinary medical education campus.

Designed to honor Clemson’s Land Grant legacy, the project respects the natural landscape while promoting wellness through social connectivity and biophilic immersion.
