243 King Street

Adaptive reuse continues to shape the future of downtown, and GDA is proud to be part of another exciting transformation.

This historic building—once home to a Christian bookstore with boarding rooms for nuns on the second and third floors—is being redeveloped into a dynamic mixed-use property featuring a new retail space at street level and ten boutique hotel/short-term rental units above.

GDA designed the upper-floor hospitality spaces and developed exterior improvements carefully aligned with the building’s existing historic character. The project completed the BAR staff review process and continues to move toward completion.

The retail portion is now open, while construction on the upper-level accommodations is nearing completion, with the hotel expected to welcome guests in August 2026.

Boutique hospitality projects remain a strong focus for GDA, with another King Street hotel project in the planning stage already underway nearby. More to come soon.

We’re excited to share that the City of Charleston has selected GDA and our consultant team for the programming, planning, and design of a new Police Vehicle Maintenance and Repair Facility in West Ashley.
This state-of-the-art facility will support both police vehicle maintenance and radio repair/installation, while also incorporating administrative offices, parts storage, fueling areas, tire service, and other essential operational spaces.
Currently in the programming phase, our team includes ADC Engineering, DWG, Inc., and HLA, Inc., along with a talented group of specialty consultants.
The accompanying image is a precedent example illustrating the type of modern vehicle service bays and lifts envisioned for the project. And no—the City won’t be adding Porsche patrol cars anytime soon.

Santa Rosa Plaza – Project Update

Santa Rosa Plaza, a major renovation of an existing 30,000 sq. ft. shopping center in Santa Rosa, Walton County, Florida, has been submitted for final approval. Designed with coastal-inspired architecture, the project reflects the character of Florida’s coastal panhandle and complements the surrounding beach environment.

The renovation features light white and gray siding, painted metal roofs, sloped roof forms, and projecting canopy elements to create a clean, coastal aesthetic. Construction is anticipated to begin in the next few coming months.

At GDA, our appreciation for beautiful contemporary architecture and historic building rehabilitation and preservation often extends beyond buildings. We also see strong parallels between architectural design and the evolution of automobile design throughout history.
With that in mind, one of our principals recently attended the Amelia Auto Show Concours d’Elegance in Florida, where a remarkable collection of classic and contemporary automobiles was on display. From the era of horseless carriages and touring cars to modern race cars, the event showcased how thoughtful design continues to evolve over time.

Exciting progress is underway on the new 6,750 sq. ft. dental facility for OMSA (Oral and Maxillofacial Surgery Associates) on Cosgrove Avenue in North Charleston. With the exterior nearly complete, the contractor is now focused on interior construction as the project advances toward the final stages.
GDA is proud to be part of bringing this new healthcare resource to the community and looks forward to completion in the next few months.

GDA continues to partner with developers across our region and the Myrtle Beach area to create community focused Amenity Centers that enhance these new developments. These recreational hubs feature swimming pools, clubhouses, picnic shelters, tennis and pickleball courts, and other gathering spaces designed for active living.

Inspired by the design for the Watson Hill facility we designed on Highway 61 near the plantations, the new Tea Farm Amenity Center designed for developer Ashton Woods off Savannah Highway in Ravenel will be a great addition to this new community. We are also working with Beazer Homes on a new clubhouse-style Amenity Center in the Myrtle Beach area that will include a community meeting space.

Construction is underway on a new 60,000 sqft Mercedes-Benz dealership, coming to the neighborhood at the corner of Carolina Park Blvd and Highway 17. Highlights include a 12-vehicle service drop-off, 34 service bays, Level 2 EV chargers throughout, and a full sales area for new and pre-owned vehicles.

Led by Baker Motor Company - Charleston, SC and designed by Goff D'Antonio Associates with Davis & Floyd Engineering, the project is being built by Hill Construction.

Principals Garey Goff and Hank D’Antonio have worked together since 1988, first with NBBJ and then as Goff D’Antonio Associates since 1991. Associate Principal Tony Giuliani joined the firm in 1997 and has been instrumental in the firm’s continued growth and success.

Goff D’Antonio Associates is excited to share that, in collaboration with Category Company, Bittoni Architects, Thomas & Hutton, and Environmental Design Studio, our mixed-use project located between George and Society Streets in Charleston has received final approval from the City of Charleston’s Board of Architectural Review as of January 14.
Together, our teams are bringing a shared vision to life through a thoughtfully designed development that will include a 50-room boutique hotel with 16 condominium units on Society Street, along with a multi-story apartment building along George Street featuring ground-floor retail and integrated parking.
As the project moves from approvals into construction, we look forward to continuing this collaboration and sharing progress along the way.
