Slab Prep & Fire Rated Wall Planning — North Brevard Duets Project 🏗️

Back on site at our North Brevard duets project and the momentum is real. 👊

Two loads of compact base delivered and spread on the north right side — we are prepping for the concrete slab and it’s coming together. Next phase is backfilling the future patio area for the new shared duet, followed by underground plumbing before we pour.

We’re also on site discussing the fire rated separation wall required by Mecklenburg County code — this has to be planned and accounted for before we get deeper into the slab phase. No shortcuts, no surprises.

I’m out of town on vacation this week but our team is locked in and executing. That’s what building the right team looks like. The work doesn’t stop. 💪🏗️

We Ripped Up 1,200 SF of LVP (Here’s Why)

We just finished installing 1,200 square feet of LVP flooring in this basement — and now we’re tearing it all apart.

After discovering water intrusion, we had no choice but to pull up every plank and start investigating. What we found points to the foundation wall on the left side of the basement, right near where our plumber installed the sewage pump.

Now we’re in cleanup mode — extracting the water, assessing the damage, and figuring out exactly how to stop this from happening again.

This is the part of construction nobody wants to show you. We’re showing it anyway.

We were this close to finishing this basement… then this happened. 😅

Almost at the finish line on this basement project and water starts coming in from the exterior. No days off in this business. Corey and I had pumps running and got it under control — because that’s what you do. The job doesn’t stop, neither do we. 💪

Hitting the Restart Button: Dealing with Water Infiltration on Our Basement Project

We talk about a setback we encountered on our basement project where water infiltration occurred after our plumber installed a new sewage pump. We discuss how we discovered the issue last night and explain our plan to remove 1,200 square feet of flooring, dry out the space, perform flood cutting, repair the walls, and reinstall new flooring. We reflect on how unexpected challenges like this are part of construction work and the importance of pushing through.

Well, we got our first reality check on this build. 🏗️

Walking this lot with our client, one of the first things we’re working through is whether this property will perk — and if it doesn’t pass a standard perc test, we’re looking at an engineered septic system.

What does that mean for the budget? Potentially $30,000 just for the septic — before we even break ground on the home itself.

This is the part of new construction that doesn’t always make it to the highlight reel, but it’s exactly why you need an experienced team in your corner before you fall in love with a piece of land. 💯

We’re still early in the process and working through it — August construction start is still the goal — but this is how we do it at Queen Boss Construction. Transparent, upfront, and no surprises.

Foundation Progress Update at NoDa Project Site

I'm Robert with Queen Boss Construction, and I'm giving you an update on our NoDa project site. We're wrapping up foundation work with one last foundation wall and pier installation to complete. We're on track to start framing in about two weeks. On the upper portion of the project, we're beginning foundation and slab work, which includes underground plumbing work scheduled to start Monday. Within the next couple of weeks, we'll be moving into the framing phase.
