It’s not always easy doing things the right way, but it sure beats knowing corners weren’t cut.

This is a 2-story duplex — roughly 1,700 sq ft per unit — and both systems came in at only 6% oversized with 1.5 ton equipment. That’s almost unheard of in today’s “throw bigger equipment at it” world.

Honestly, we need manufacturers to start making more true 1.0–1.25 ton split systems for projects like this. Until then… ducted mini splits baby.

Proper load calculations.
Proper duct design.
Proper airflow.
Proper humidity control.

Let’s take a moment to dream a little… ✨🌿

If you could design your ideal backyard, what would it include?

A pool, a firepit, a garden… or maybe all three?

Most people don’t realize how early this kind of planning actually starts.

When I’m working through a design, I’m not just thinking about the house itself — I’m also thinking about how the outdoor space will be used.

Things like where a future pool might go, how the yard will flow, or how landscaping and utilities are laid out all come into play. Planning for those details early on can make a big difference later.

Because a well-designed home doesn’t stop at the front door — it carries all the way through the property.

A “dream kitchen” looks different for everyone.

For some, it’s simple and functional —just the essentials to get through the day.

But for others, the kitchen is where everything happens. Cooking together, hosting, gathering… it becomes the heart of the home.

I know for us, it’s one of the most used spaces in the house — we love to cook, so having a kitchen that actually works for that makes all the difference.

That’s where the details start to matter more.

Things like having enough space to move comfortably, the right appliances for how you cook, or even small additions like a prep sink, double ovens, or a dedicated spot for entertaining.

🏡 Your outdoor space should fit the way you actually live.

For this project, the homeowners wanted more than just a beautiful deck
— they wanted a space that connected naturally with their existing pool
and supported the way they planned to use their backyard.

The challenge? The new deck had to connect to the existing structure
without compromising the pool’s structural integrity.

The smart solution was to use a cantilevered floor system, allowing the
new screened porch and deck extension to come together safely and
beautifully.

The result: a functional, inviting outdoor space built for relaxing,
entertaining, and making memories.

When I’m thinking through a home design, I always come back to one question — how is this space actually going to be used?

Because it’s not just about how a home looks on paper.

It’s about real life… kids moving through the space, friends coming over, meals happening in the middle of the day, all of it.

Sometimes that means making sure there’s a spot where kids can play while still feeling connected to everything else. Other times it’s about being able to cook and entertain without feeling cut off from the conversation.

Those “little” decisions end up making the biggest difference in how a home feels to live in.
