FACILITY MANAGERS: Do the doors in your building slam shut on their own?

That's not a door problem. That's your building running negative — exhausting more air than it brings in. And it's costing you real money every heating season.

Here's what happens: your building exhausts 8,000 CFM through restrooms, process exhaust, and ventilation fans, but only supplies 3,000 CFM. The building makes up the difference by pulling unconditioned outside air through door gaps, dock seals, and every crack in the envelope. In January, that's 5 degree air entering at the perimeter, where it does the most comfort damage.

Other signs your Schaumburg or Wheeling facility is negatively pressurized:
- Exhaust fans that seem to do nothing
- Cold drafts near entries even with heat running hard
- Odors migrating between spaces
- Ice or condensation at door frames
- Combustion appliances backdrafting (this one is a carbon monoxide hazard — take it seriously)

If your Evanston or Palatine home was built before 1975, the drain pipes in your walls and under your basement floor are cast iron — and they're now 60 to 100 years old.

Cast iron doesn't fail all at once. It corrodes from the inside out. Waste flowing along the bottom of a horizontal pipe thins that surface until it opens into a channel — while the top of the pipe still looks perfectly fine from the outside.

Warning signs worth taking seriously:
- Repeated backups despite regular snaking
- Sewer odor in the basement with no visible source
- Slow drains throughout the house, not just one fixture
- Cracked or settling basement floor along a pipe route
- Gurgling floor drain when an upstairs fixture runs

Important: if you're planning to finish your basement, get a camera inspection FIRST. Replacing an under-slab drain after the basement is finished means demolishing brand new work.

Planning a kitchen remodel? Check your electrical panel BEFORE you order cabinets.

A modern kitchen adds 6-9 circuits. Many Arlington Heights homes from the 50s-70s have 100-amp panels that are already full — and Evanston has plenty of older homes still on 60-amp service or Federal Pacific panels nobody will add to.
