This custom kitchen completed by our team leans into quiet contrast: light neutral cabinetry against a stainless range hood, a white waterfall-edge island in book-matched marble, and a paneled, integrated refrigerator that reads as part of the cabinetry rather than an appliance. Brass lantern pendants and hardware warm up the palette, while dark wood floors ground the space. Every line is intentional, from the flush cabinet fronts to the marble slab backsplash, resulting in a space that feels both functional and considered.

It's proof that bold materials and restrained design can define a kitchen's character on their own.

The North Center historic renovation is one of the most detailed projects in the Formlinea portfolio. A 5-bedroom, 4.5-bathroom gut rehab that preserved the home's original grand staircase, period doors, and meticulously restored hardware throughout, while fully integrating contemporary luxury into every room.

The home's distinctive steeple was transformed into a private retreat complete with a handcrafted replica spire, and custom cabinetry and bespoke tile work carry the elevated standard through every space. Historic character and modern living, brought together without compromise.

Fall leaves collect fast, and once they pile up around a downspout's base, water has nowhere to go but back toward the foundation. A quick clear-out now, checking that water is draining freely and away from the house, is one of the simplest ways to protect a home through a Chicago winter.

A historic home carries decades, sometimes a century, of character in its details: original millwork, plaster ceilings, proportions and materials that simply aren't built the same way anymore. The goal of a thoughtful restoration isn't to freeze that character in place. It's to carry it forward, updating the systems, layout, and finishes that make a home livable today while protecting the elements that made it worth preserving in the first place.

Done well, the result doesn't feel like an old house with new parts bolted on. It feels like the house was always meant to work this way.

Chicago's iconic greystones, built primarily from Lemont limestone quarried just south of the city, became the dominant residential building type in Chicago neighborhoods from the 1880s through the 1920s.

Renovating one requires understanding how these buildings were originally constructed, how they've aged, and how to integrate modern systems and finishes without compromising the architectural integrity that makes them worth preserving.
