Today the roof finally came off... and what a surprise it was.

Under THREE layers of shingles was a patchwork of old and new decking—OSB mixed with original 1x boards, weak spots with holes, and valleys where years of leaks had taken their toll. Honestly? The decking was in much better shape than I expected.

Stripping three layers took an entire day, and there's still another section left to go. I can rehab and flip houses all day long, but when it's your own house, it somehow feels ten times harder. 😂

Huge shoutout to the roofers for tackling this back-breaking job in the summer heat. At least they had a pretty incredible view while they worked! Now I can't wait to see the finished roof tomorrow.

Every old house has a story... you just never know what you'll uncover until you start peeling back the layers.

🚨 One Wrong Window Pane Can Ruin an Entire Historic Home

Think all old glass looks the same? Think again.

In this video, the first pane has beautiful mid-century wavy glass. The second also has waves—but look closely and you'll notice more dimpling in the surface. Most people never notice the difference... until it's installed next to the original glass.

Then suddenly, one window stands out for all the wrong reasons.

This is why experience matters when restoring older homes. Choosing replacement glass isn't just about finding something "old-looking." The wave pattern, distortion, and texture all have to match, especially in historic homes where every detail counts.

Historic restoration glass is beautiful... and expensive. But using the wrong glass can be even more costly when it ruins the character of the entire window.

Designer tip: Always compare replacement glass to the original before installation. Your future self (and your historic home) will thank you.

Don't Throw Away That Kitchen Island... Do This Instead!

That old kitchen island didn't belong in a landfill—it just needed a new purpose. 🌿

With a coat of gorgeous teal exterior paint, I transformed it into the perfect outdoor potting table. It now holds all my pots, gardening tools, and supplies, while adding a fun pop of color to my deck.

You don't always need to buy something new. Sometimes a little creativity (and a little paint!) is all it takes to give an old piece a whole new life.

✨ Designer Tip: Before tossing old cabinets or furniture, ask yourself, "What else could this become?" You'll save money, keep usable materials out of the landfill, and end up with something that's completely unique.

Tonight's sunset feels especially beautiful.

I'm sitting on the deck I worked so hard to restore, listening to the sounds of nature and taking in the peace that comes after a long day. Every hour spent cleaning, repairing, and bringing this space back to life led to this quiet moment.

You would have loved sitting out here with me.

I can almost hear our conversations, our laughter, and the memories we shared. Some days the loss feels heavy, and other days it feels like you're right beside me in the gentle breeze and the colors of the sky.

Today would have been your 50th birthday. I'm remembering all the good times, smiling through the tears, and feeling grateful for every moment we had together.

You are always with me, in the places I create, in the beauty I find, and in my heart.

🔥 This Kitchen Was Never Supposed to Work... But It Did.

This kitchen came together on a small budget by keeping the existing maple cabinets and blending them with new green skinny shaker cabinets. The best part? You'd never guess the cabinets were pieced together from different layouts and weren't originally designed to work together.

Everyone wants a luxury bathroom... but luxury isn't always brand new.

This 120-year-old bathroom already had the most expensive part—the original herringbone floors and cast iron tub. Instead of sending history to the landfill, I designed around them and gave the rest of the space a modern update that still honored the home's character.

The result? A bathroom that looks custom, feels timeless, and saved thousands by preserving what couldn't be replicated.

Everyone said this railing was beyond saving. I saw an opportunity.

This railing was worn, rusty, and covered in peeling paint. Instead of replacing it, I scraped away the loose paint, removed as much rust as possible, sealed it with a rust reformer, and gave it a fresh coat of paint.

A few hours of work saved it from the landfill—and now it looks brand new.

Designer Tip: I painted the railing black so it visually disappears, making the view the true focal point. Great design isn't always about adding something new—sometimes it's about knowing what to let fade into the background.

POV: You find original plaid tile floors and suddenly you’re emotionally attached.

Everyone’s first instinct is demolition. Mine is preservation with a glow-up. These floors were in great shape, just begging for a deep clean and a little love. Once restored, they will steal the entire bathroom show.
