One of the biggest surprises for many first-time homebuyers is learning that the down payment isn’t the only cost to plan for.

In addition to your down payment, you’ll also want to budget for closing costs, which may include things like:
🏡 Appraisal fees
📄 Title and attorney fees
💰 Escrow reserves
📝 Other lender and closing-related expenses

While every transaction is different, closing costs are often around 2–5% of the purchase price, depending on the loan and other factors.

The good news? In some cases, buyers can negotiate for the seller to help cover a portion of these costs!

A down payment is the amount of money you pay upfront toward the purchase of a home. The amount can vary depending on the type of loan you’re using and here’s something many people don’t realize:

✨ Not every home loan requires 20% down!

Some loan programs may allow qualified buyers to purchase a home with as little as 0%, 3%, or 3.5% down. Every buyer’s situation is different, so it’s always best to talk with a trusted lender to learn what options are available.

This closing was an extra special one for me. ❤️
