This bathroom needed a little TLC before a slight make over. The lack of a bath vent can make your paint peel if you take hot showers. We had the exact same issue happen at our home until we got a vent.

I stripped, patched, sanded, primed to lighten, and then put on this beautiful new green color. The before color was nice, but this is a little softer of a contrast.

I’ve had the pleasure of working at a house down in Kentucky. I forgot to take most after photos. 🤦🏻‍♀️ It’s about 2yrs old and is a beautiful custom build on 30 acres. Their building experience wasn’t the greatest, and when they found a contractor to finish, some things fell through the cracks in the end. This is a nice example of new build does not equal no problems. They have a bunch of other projects they’re working on with their land, so they had me come to correct these things and make the new house feel new and right like it should have felt from the beginning.

Little to no caulking was used around their windows. I found mostly drywall and paint where caulk should be. If there was caulk, it was WAY too little or the wrong type for the location. This creates energy leaks, visible cracks, and other issues.

Several counters were missing caulking between them and the wall. This also highlighted unsquared wall studs. Due to varying gap distances.

Random things like a bathroom vent weren’t installed properly and had gaps that weren’t sealed. Tile and flooring installers damaged other things while doing their work. They had a bunch of nail pops happening, all well as random mixed use of drywall screws and nails in all the places. I did some fine point paint work on their stairs where things could have been a little sharper.

Overall the house is beautiful and in good shape despite what all they’ve dealt with. They have so many cool plans for their land I hope to come back sometime if they need me, and see their own project progress.

My face when I first saw the project 😬😬😬😬. I’m not going to lie this one made me a little nervous.

This customer needed to get this massively cracked shower pan repaired. Add a whole bunch of retroactive support, fiberglass, bondo fiberglass body filler to smooth, and enamel top coat with anti-slip and we’re back in business.

If you ever DIY a bathroom remodel, don’t just rely on whatever feet or foam supports come with your tub/ base. This one had a bunch of styrofoam that failed. When you stand on 1” of styrofoam with a plastic plate on top would it hold you? Add in freezing temps affecting your slab and hot water running over the top.

These are supposed to be set into a bed of mortar and/or with spray foam.

I rebuilt this split rail fence today that had been damaged in a storm. Now the yard is secure again for this family’s sweet dog. 🐶 🥳

I rebuilt the bottom of a back door frame. Wood wicks up moisture over time and can rot. I used PVC wood so the bottom will now be rot resistant, and caulked to seal out moisture from the higher up wood. Everything got a fresh paint job for a brand new look heading into summer.

Yet another thing I need to do at my own home. 🤣😉

Did a little something for our place today. 🥳 Now I don’t have to get my key out if I come through the front.

My brother in law has the newer palm scanner model and loves it. My in-laws have this same model I believe. We have several other Wyze devices around the home and love the functionality.

The kids have a key in case I’m a few minutes behind getting home from a job. But now they can have a cool pass code. 😎

I just need to swap out that gold k**b next. 😉

I worked in a few ~50yr old vintage bathrooms in March. One customer needed their tub caulk redone. Another had their soap dish fall off.

Caulk is something that could stand to be re-done every so often. If it splits, it’s no longer operating as a flexible water tight seal. It’s more like to then trap water and start problems.

The other home owner attempted to reset their own soap dish, which I applaud! However it wasn’t quite sitting flush enough. I used thin set to mount it, and caulk to seal it in place after it passed a good mallet bump test. No more sharing this kids bathroom!

🤔 Speaking of which, I should probably finish my own shower soon so I can stop sharing! 🤣 🫣

In mid-March I fixed up a kitchen counter for a customer. The caulk seam had been split for a while, and regular water exposure by the sink was damaging the drywall.

I removed the old caulk, cleaned, patched, and painted the drywall. I used an almond color silicone caulk made for kitchens and baths to seam the transition and closely match their wall color.

One of my favorite parts of the job is knowing my customers are no longer seeing imperfections and problems when I leave. This customer will see the fixed up wall when doing dishes or cooking, and know the problem is no longer on their to do list, and it doesn’t look sad!

I’ve been back in Cincinnati for a minute, but I did a couple projects at my mom’s house between my dad’s passing and the funeral. Her 1986 original guest bathroom vent finally gave out, so I put in a modern higher capacity vent with a humidity sensor and timer. This will be a nice upgrade when the house is full of people constantly showering.

I was also able to determine her bath vents are going out her soffits, which isn’t ideal as the moisture can draft right back into the attic. (The PVC is her plumbing stack) She’s preparing to get a new roof in the near future, and will have the roofers pipe them properly through the roof.

This is also something you can do retroactively. I was lazy and thought ours went through. I should have asked when we got a new roof, and they probably should have ask me, but it got missed. I had our 2020 roofers come back and put in a vent for each bathroom so it would be up to code and not void our roof warranty if I DIY it. I love HOT showers and don’t want to have any backdraft moisture issues!!!

We lost my dad ‘Papa Jon’ somewhat suddenly this last week. To use one of his regular phrases ‘short version is’ it might be a week or so before I’m back on track playing catch up with some overdue estimates, invoices, and going to do some for those that have reached out. I thought I’d share in case I forgot to respond, or so no one feels forgotten.

My dad had a LONG career as a project manager in commercial construction including projects like the Cincinnati Reds stadium, and Belterra down my way and soooooo many stretching Fargo, ND down to Ft. Meyers, FL out to greater Los Angeles. I’m thankful I got to bring my oldest son to his last job site before retirement. I have a distinct memory of my dad being blown away that my son knew what a moto grader is when we visited.

I’m currently in the hardware store parking lot, getting some stuff to fix up a few helpful things at their house as people come into town. He always got a little mad when my mom would ask me about things, but sorry dad you can’t stop me now. 😉
