The New Republic team held our annual picnic this weekend at The Acres — a beloved Cincinnati par-one course and mini golf spot dating back to the 1950s. Our families joined us for an afternoon of golf, good food, great company and some friendly competition!

The “most holes-in-one” contest came down to a sudden-death playoff between Bob and Maria, with Maria walking away victorious, and Rose claimed the closest-to-the-pin title in the simulator competition, reporting that “pure skill” was the deciding factor.

Always grateful for opportunities to spend time together outside the office and celebrate the people who make our studio a great place to work.

The New Republic team recently toured the nearly completed Gloria’s Place project in Over-the-Rhine — a 44-unit permanent supportive housing community developed and managed by Over-the-Rhine Community Housing and built by Model Construction.

Beyond seeing the progress firsthand, the tour sparked a great conversation about how construction challenges are solved collaboratively in the field. During construction, it was discovered that the specified engineered stone product was manufactured on a metric module while the adjacent brick masonry followed a standard imperial module. To align the coursing where the materials transitioned, the team designed custom-height cast stone water tables that created a clean, intentional transition between the two systems.

As a teaching studio, moments like these are invaluable for sharing knowledge, problem-solving strategies, and lessons learned between the design and construction teams.

Recently, one of our senior architects participated in a hands-on Schluter workshop focused on shower installation systems, waterproofing, and tile assembly techniques.

As a learning studio, experiences like this matter to us. The more our team understands construction methods firsthand, the better equipped we are to detail, coordinate, and design projects that perform well long after drawings leave the office.

It’s always exciting to see staff continuing to expand their knowledge base, challenge themselves, and stay curious about the craft behind the work!

We’re excited to share that New Republic Architecture received two awards at the Cincinnati Preservation Excellence Awards held at the historic Woodward Theater.

Vandalia Point received the award for best infill in a historic setting. The project transformed a long-vacant site in Northside into 52 affordable apartments through the rehabilitation of two existing buildings (including the Crosley building) alongside a new infill structure designed to complement the neighborhood’s historic fabric. Brick detailing along Hamilton Avenue ties into the district’s architectural context, while varied siding patterns, balconies, and porches create a more welcoming, pedestrian-friendly streetscape.

Beechwood House was recognized in the residential category for the thoughtful restoration and renovation of a 1910 Beaux Arts mansion in North Avondale. Our team provided interior architecture and structural engineering services to preserve the home’s historic integrity while carefully adapting it for modern living — balancing restoration, functionality, and long-term stewardship.

We’re grateful to our clients, collaborators, and community partners — and proud to celebrate these wins alongside so many people dedicated to preserving and strengthening Cincinnati’s neighborhoods.

Our team toured the project as part of our teaching studio approach—allowing junior staff to engage directly with the construction process, observe challenges in real time, and understand how design decisions are resolved in the field.

Located in Walnut Hills, May Square is a 39-unit build-to-rent townhome community transforming underutilized land into much-needed housing. Efficient layouts, private outdoor spaces, and durable materials support long-term value and everyday livability.

We’re thrilled to share that Vandalia Point received a CRAN Award in the multi-unit housing category. Located in the heart of the Northside historic district, this project brings new life to two historic structures alongside a new building—creating 52 affordable homes designed for a range of residents and household needs.

Projects like this are a reminder of what thoughtful design and strong community partnerships can do for a neighborhood. New Republic is grateful to be part of the development team alongside Over-the-Rhine Community Housing, Urban Sites and all of the partners who helped make this project happen!

New Republic Architecture is excited to serve as Architect and Historic Tax Credit Consultant for the adaptive reuse of the iconic Alms & Doepke building in downtown Cincinnati. Originally designed by renowned Cincinnati architects Samuel H. Hannaford and Edwin R. Proctor, the former department store is being transformed into 150 new apartments.

This historic adaptive reuse brings much-needed housing to the urban core while preserving the architectural character that defines the building. Our role includes guiding the project through the State and Federal Historic Tax Credit process, working closely with SHPO and the development team to ensure the design meets the Secretary of the Interior’s Standards while delivering efficient, market-ready units.

We are celebrating the ribbon cutting of Spaeth and Kelly Halls at 27 and 29 W. 12th Street in Over-the-Rhine!

This historic rehabilitation, supported by Low Income Housing and Historic Tax Credits, transforms two long-standing buildings within the Over-the-Rhine National Register Historic District into 30 efficiency apartments with in-unit kitchens and bathrooms — replacing former dorm-style units with housing designed for privacy, dignity, and independence.

In partnership with Tender Mercies and Over-the-Rhine Community Housing, Spaeth & Kelly Halls will provide permanent supportive housing for individuals transitioning out of homelessness, along with on-site offices, amenity spaces, and social service areas.
Projects like this are the result of deep collaboration — developers, service providers, funders, contractors, neighbors, and a team committed to design that serves people first.

We are grateful to celebrate this milestone and the many hands who brought it to life.

Over the weekend, New Republic staff traded drawings for box cutters at Spaeth-Kelly — unboxing furniture, making beds, and helping prepare units for residents moving in.

Located at 27 and 29 W. 12th Street in Over-the-Rhine, the historic Spaeth-Kelly buildings were awarded Low Income Housing and Historic Tax Credits to support a full rehabilitation. The project transforms former dorm-style units with shared kitchens and baths into 30 efficiency apartments with in-unit kitchens and bathrooms — creating privacy, dignity, and independence for residents.

In partnership with Tender Mercies and Over-the-Rhine Community Housing, the project will provide permanent supportive housing for individuals transitioning out of homelessness, along with on-site offices, amenity space, and social service areas.

It’s one thing to design housing. It’s another to help set the table for someone’s fresh start. We’re proud of this team and grateful to be part of a project that puts people first.
