Your AC unit is not a garden.

Leaves, dirt, and debris collect at the base of your condenser and plug up the drainage holes. When water has nowhere to go, it sits. Sitting water means corrosion and rust, exactly like what you see here.

This is why preventative maintenance is so important.

During a routine tune-up, we pull the condenser fan motor, clean and sanitize the entire base, and make sure every drain port is clear and open.

It takes time to do it right. But the alternative is a corroded system that fails when you need it most.

This shouldn't happen.... with maintenance, it doesn't have to.

This is what a proper coil cleaning actually looks like. Not a quick rinse from the outside, but a full treatment sprayed from the inside out to break down everything that has compacted into the coil over the season. Dirt, dust, pollen, all of it.👌

It sits for a few minutes to do its job, then gets flushed from the inside out. That direction matters. Pushing debris out the way it came in is what actually clears the coil instead of just packing it in deeper.

Clean coils mean better airflow, less strain on the system, and more efficient cooling when the heat really hits. It is a small part of a tune-up that makes a big difference in how your system performs all summer.

One more thing we check during every tune-up that most people have never heard of...condenser fan.

The condenser fan motor sits on top of your unit and does two important jobs. It expels heat from your home and keeps the compressor from overheating. When it starts to fail, both of those things suffer.

During a service we look for overheating signs and oil leakage, but we also do something called an amp draw check to test performance.

That means we measure how much power the motor is actually pulling and compare it against what the manufacturer says it should be pulling.

If it is drawing too much, the motor is working harder than it should. We catch it now instead of on the hottest day of the year when the system goes down completely.

This is what separates a real tune-up from someone just showing up and changing your filter.
