One of our customers had some steps that were falling apart and asked us to come in and replace them and dress up the area under the deck while still allowing for hose storage underneath. A small concrete landing replaced the concrete blocks holding up the old stairs. All done in Ipe timber also known as Iron wood. Very hard to work with but when used with stainless steel fasteners will last a very long time with minimal maintenance.

House feeling a little cold? Want to save some money on your heating and cooling? A really cost effective way to save big is to insulate your rim joist. So what is a rim joist? It is the beam that runs around your basement on top of the concrete wall.
So we have some pictures and you can grade your rim joist insulation
Photo A: Bare wood, air gaps GRADE: F
Photo B: Old insulation, gaps around sides GRADE D-
Photo C: Newer insulation, stapled to joists Grade C
Photo D: 2" foamboard insulation with reflective coating, flexible sealant around perimeter with expanded foam in larger gap GRADE: A

The most important thing when insulating a rim joist is removing air infiltration and stoping that cold air from leaking into your house.

This is a quick project that doesn't cost a lot of money and will save you cash in the long term.

Frozen pipes? Here are some top tips:
#1 Dont Panic - Your house is not going to fall down.
#2 Open the faucet - water running through a pipe will tend to warm the pipe. However make sure the sewer line is clear. We've seen drains from a sink exit through an unconditioned attic and freeze.
#3 Open doors under sinks to help air circulate (be careful of chemicals stored there and children though)
#4 Don't turn your heat down at night. Keeping a constant temperature in your house will help keep pipes open.
#5 If your pipes are frozen and you know where it is. Try opening the valve, and applying heat from a heating pad or hair dryer to the frozen area until it thaws. Keep it up until you get good flow. NEVER use a blow torch to heat the pipe.
#6 If in doubt turn off the shut off valves until your pipes thaw.
#7 When you turn the water back on listen for water moving through the pipes or unusual noises or hissing, it could be a leak. If so, turn off the shut offs and give us a call right away.

Long term there are some options for regularly frozen pipes from insulation to pipe wrap heat tape.

So today would be a great day to go downstairs and check your sump pump. 2 call outs this week so far.

When the weather warms up a little later this week that snow and ice will turn back to water and some will end up in your sump. So well worth having a quick look.

Battery backup? Think about the last time you added water to the battery, so often we get called out after the battery back up didnt work. If it is not maintained it is giving you a false sense of security.

Lastly I cant recommend highly enough getting a sump alarm. Battery operated and a bit like a smoke alarm, these simple alarms will give you some notice before a problem starts and cost about $12.
