Not every before and after is dramatic, but the difference is real!

This unique home was experiencing water intrusion through its glass-pyramid wall. After spending hours working against that glass in 95-degree direct sun, I gained an appreciation for the harsh conditions the sealant endures year after year.

We removed the old, failing sealant around each glass perimeter and replaced it with a high quality, commercial-grade building sealant designed to withstand the elements. We also resecured sections of exterior cladding that had begun pulling away from the structure.

In the end, we effectively stopped the water intrusion, restored the integrity of the exterior seal, and added another satisfied customer to the Pryor Provisions roster.

When “cheaper” costs you more.

These photos show the original insulated glass unit (IGU for short) compared to a poorly performed reglaze that left this homeowner with an undersized and improperly matched replacement.

The new glass was approximately 1/4” narrower and shorter than the original, and 1/8” thinner in overall thickness. In the third photo, you can see where thicker glazing tape was used in an attempt to compensate for the difference.

But perhaps most importantly—the replacement glass doesn’t have the Low-E coating of the original.

The result is an exposed perimeter around the glass, a noticeable mismatch beside the surrounding Low-E units, and a replacement that doesn’t provide the same thermal performance as the glass it replaced.

Proper sizing matters beyond appearance, too. An IGU needs to be correctly supported within the sash. Excessive clearance or improper support can allow movement during operation, potentially affecting performance and increasing the likelihood of damage over time.

Pryor Provisions rarely gets beat on price in the first place, but when we encounter work like this, it isn’t hard to imagine why.

Sliding Patio Door Restoration!

This door had seen better days and the homeowner was not looking to replace with new product.

So we performed the next best thing—restoration.
This included:
Brand new insulated glass
New door roller assemblies
New exterior glazing bead
Adjusting door locking mechanism

It started as a door with poor thermal efficiency, exposed glass that was quite an eye sore, poor operation and the inability to lock it.

When finished, Pryor Provisions left the door with better performance values—properly reglazed. MUCH smoother operation, and of course the security of a locking door—all for half of the cost of a brand new door!

Let’s restore your view!

This window had 2 glass units with failed seals… then the golf ball struck! We replaced the broken unit out of necessity and the difference is staggering.

A failed IGU (Insulated Glass Unit) has a compromised seal which allows moisture to build INSIDE the panes. No amount of cleaning will fix the issue as the buildup occurs where you cannot reach.

You do not have to replace the entire window! We performed a reglaze which is solely replacing the insulated glass unit—restoring not only the view, but the window’s thermal efficiency as well.

This is the kind of exterior damage you don’t want to ignore. On this project, the customer and their neighbor were dealing with water intrusion coming from the deck area. Once we inspected the exterior, the issue was clear: the original trim boards had rotted out, the lower edges were compromised, and the old sealant had failed in several areas.

This wasn’t just a cosmetic repair.

When exterior trim starts breaking down, it can allow water to work its way behind the siding, into wall cavities, and down into areas you may not see until the damage becomes much more expensive. Left alone, water intrusion can lead to rot, swelling, mold concerns, interior staining, and ongoing structural deterioration. The goal was simple:

Remove the failed material. Rebuild with a more durable product. Seal the vulnerable areas. Stop the water path.

Fiber-cement trim is a great upgrade in situations like this because it holds up far better than traditional wood against moisture, rot, pests, and long-term exterior exposure.

We removed 15 windows and installed a new
Sliding Patio Door.
The old windows were single paned aluminum windows that are notorious for their poor thermal efficiency.

A window’s U-factor tells us how readily heat passes through it. Lower numbers mean better insulation.

An older single-pane aluminum window may have a U-factor around 1.0, while these new windows are rated near 0.28. Keeping it simple, the new windows allow approximately 70% less heat (and cold) to pass through the window assembly.

Doing the job right means fixing the problem you find—not just the one you were hired for. This project started with two failed windows.

All four insulated glass units had lost their seal, causing the cloudy appearance and reduced performance you can see in the before photo.

But during the replacement, another issue revealed itself.

The homeowner had reported water damage on the first-floor ceiling below these windows.

After removing the existing units, we discovered an improperly sealed exterior trim board spanning beneath both windows. Moisture had found its way behind the trim and over time caused significant deterioration.

Rather than simply installing the new windows and moving on, we:

✓ Removed and replaced the damaged 10-foot trim board
✓ Wrapped the openings with flashing tape to improve water management
✓ Properly sealed all transitions and joints
✓ Painted repairs to match the existing exterior
✓ Installed two new energy-efficient replacement windows

The finished project not only improved the appearance of the home, but addressed a likely source of the water intrusion as well.
