Hardwood floors are a beautiful thing. But just like all floors, they take abuse from our constant use and can, over time become scratched, dull, and damaged if the finish wears off. High traffic areas like walkways, hallways, beside beds, at the kitchen sink, and around tables are especially susceptible to wear. Renewing your floor finish prevents you from needing future restoration work, which is a more lengthy process, requiring sanding and trims to be removed and reinstalled. Restoration also sands away a fraction of your floor surface. The wear layer on solid wood floors is no more than a quarter inch. Each time the floors are sanded in the restoration process, some of that wear layer is removed. This is why you will read that a solid wood floor can only be sanded 2-3 times before the wear layer is eliminated and the floor’s stability and usability is compromised.
