Let me tell you about a call we got last summer.
It was a Tuesday morning. A homeowner calls us, voice is stressed, she says water is coming through her bedroom ceiling and it's been raining for two days straight. She had buckets on her hardwood floors. Her ceiling had turned yellow and soft. She was panicking.
We got out there same day.
When we got on the roof we could see immediately what happened. She had a roof that was pushing 22 years old. The shingles had been curling at the edges for probably two or three years. A few of the valleys where two roof planes meet had completely lost their protective layer. The flashing around her chimney had separated. Water had been finding its way in slowly probably for over a year before it finally got bad enough that she noticed it inside her home.
Here's the part that really stuck with us.
She told us she had noticed a couple of shingles that looked funny the previous spring. She even called a contractor who came out and said it was fine. Slapped some tar on a couple spots and called it good. She paid him $300 and thought the problem was solved.
It wasn't solved. It was covered up. That $300 band-aid cost her thousands more in the end because by the time we got there we weren't just replacing a roof. We were replacing rotted decking underneath. We were repairing damaged insulation. We were dealing with damage that had been sitting and spreading for over a year while she had no idea.
Her total bill was more than double what a straightforward replacement would have cost if she had caught it a year earlier.
We replaced her roof in two days. Hauled everything away. Left the property clean. She called us three weeks later just to say thank you and tell us she finally slept through a rainstorm without waking up in a panic.
That call is why we do this.
Here in Southern Indiana we get brutal weather. Summer heat that bakes your shingles for months straight. Hailstorms that come out of nowhere. Ice and freezing rain in the winter that works its way under aging shingles and causes damage you can't see from the ground. Your roof is the only thing standing between your family and all of it. Most people don't think about it until there are buckets on the floor.
