2023 SAGE Winner - Best 55+ Assisted Living/Special Needs Community! The Cogir Community is a boutique senior living community located in the heart of Brea. This pet friendly community is within walking distance of restaurants, entertainment, shopping and cultural activities as well as the Brea Mall and Brea Community Center. The community features a lush, enclosed courtyard, a beautiful outdoor dining area, bar and bistro, salon, fitness center, art studio, and movie theater. By creating separate tiers for our memory care and assisted living spaces we were able to maximize this small lot while also providing amenities for both communities.

Recently approved by the city of Fountain Valley Planning, our Contemporary Spanish designed buildings for the expansion of Our Lady of Guadalupe Senior Apartments. The new two-story buildings will consist of twenty-nine low-income senior independent living units and will connect to the existing community with a second-floor corridor. The twenty-nine units will include fifteen studio apartments and fourteen one-bedroom apartments. Additionally, there will be a recreation room, two outdoor patios, a walking path, and a small resident dog park. We are excited to start this much needed expansion.

Designing a community is never easy, but after many revisions, working with the city and the neighboring residents, IPA has received entitlement for the right to build from the La Quinta city council. The two-story 252-unit multi-family apartment community includes a covered parking, a clubhouse, a pool, a spa, barbeque areas, a putting course, a pickleball court, and a dog park for the residents. The owner will rent 74 apartments at a “moderate” rate per the city guidelines. We are excited to be moving forward with this project.
