Tierra Grande Courts was created in the 70s and was designed for people who want to live in a suburban atmosphere, with well maintained lawns and homes. This largely nice atmosphere continued until slightly more than a decade ago, when some on the Board simply fired the staff -- and hired someone new. This individual not only did a poor job, but was paid more than $100,000 in salary and benefits,

yet he was usually unavailable to make repairs and had a conflict of interests, because once TGC hired him, he created his own handyman business at the same time and rarely was on TGC grounds -- though he was still being paid for his work. Ten years after the change was made, Tierra Grande Courts' maintenance has been ignored and the money that the Association has collected over the years for repairs seems to be gone. Many who live in the units have sewer issues in their homes along with mold from the moisture -- and many of those residents report they also have health problems. This page was formed when, on Thursday June 5, 2014, during a public Association meeting, the new Association's President tried to silence some of the people who were simply asking about their sewer issues and how they would be repaired. Kenneth Boysaw, even banged his gavel to stop the talk about the sewer issues, to stop the discussion of the sewer and mold infestations. This is why the Tierra Grande Courts Homeowners For Change was formed. We are determined not to be silenced into continuing to live in an environment that may be hazardous to our health.

SEVERAL BUYERS WERE READY TO PURCHASE THIS UNIT -- THEN THEY WALKD AWAY
I wonder what is really wrong with the Tierra Grande Courts Condominium unit at 4128 192nd Ct, #4128, Country Club Hills, IL 60478.
After all, several people were ready to purchase this 3 bedroom/2 bathroom unit, but the unit was placed back on the market and sometimes at a lower price.
From the look of the photos this unit sure looks spiffy.
But anyone who knows what is really going on with Tierra Grande Courts Condominiums (in Country Club Hills, Illinois) knows many of these units contain dangerous mold, rust in floor heaters and deteriorating cement foundations that are often wet due to water damage.
These common area problems have been ignored by the Association since the mid 90s.
But the Association collects monthly dues but rarely makes repairs or maintains the common areas. Indeed, the TGCC Association has a shady record of not wanting TGCC Owners to see financial records.
Any of THESE reasons would easily turn a potential buyer off.
So, lets look at the history of this unit which is found in the ad:
You can check this ad and see that in 2014 it was "sold" for only $23,000. (Why so low?)
Then in 2015 -- the following year -- the unit sold for $75,000, which is almost three times the price.
But apparently the person who paid $75,000 may have spent too much because it is now being offered for $110,000 and potential buyers look at it and begin the purchasing process -- then they walk away.
It just keeps happening like that.
Nice looking unit, so is the cosmetic work hiding something that potential buyers noticed?
Sometimes, all you need to do is walk into a TGCC unit and regardless of how nice the condo looks, you can smell mold throughout the entire unit.
Freshly painted walls and new vinyl floors can only cover up so much.
Nowadays, people are not parting with their money so quickly -- especially if they do their homework and ask the right questions.
Maybe the potential buyers asked too many questions:
Did the potential buyer ask why there are so many RENTERS who live in Tierra Grande Courts Condominiums -- in fact the Tierra Grande Courts Residents For Change estimates that the MAJORITY of the units are occupied by Renters. Why did the original TGCC Owners leave?
Did the potential buyers ask why banks are reluctant to loan money to a buyer seeking to purchase a TGCC unit? Maybe the BANK pulled out which alerted the potential owner that buying a TGCC unit is a very bad idea -- regardless of the price.
Did the potential buyer include a real estate attorney in the deal which checked TGCC's Association out and found LAW SUITS from TGCC Owners claiming their units have water damage and mold resulting from errors that were created during TGCC's construction in the 1970s?
And lastly, did the potential buyer walk around the TGCC area and actually speak to TGCC OWNERS who are eagerly trying to sell their units because the mold in the units is so dangerous and so many people have become ill that if something suddenly happens -- like all of the units that are rented using FEDERAL FUNDING and occupied by Renters with vouchers or are on Section 8 that ALSO CONTAIN MOLD -- then if that takes place it will be even harder to unload TGCC units.
Whatever frightened the potential buyers and caused this unit to be placed back on the market again was a NECESSARY TRUTH that had to be told.

PRICE DROP, FIRE SALE OR SOME "OTHER" REASON TO SELL: The Seller who is trying to unload 19208 Pine Drive, #204, Country Club Hills, Illinois, 60478 may know a thing or two, and that may explain the drop in price from $135,000 to $105,000 -- yet no takers.
By now, it's common knowledge that Tierra Grande Courts Condominiums has for decades been run by a group of people who constantly increase the monthly dues, then demand Special Assessments but rarely get any repairs in return, then ignore the Condo Owners when they ask for repairs and maintenance -- then when TIERRA GRANDE COURTS RESIDENTS FOR CHANGE asks to see the financial records they are obligated to share, they are told the documents can not be found.
And surely people know that many of the 276 units in Tierra Grande Courts were built in the 1970s but designed improperly and have resulted in water and moisture entering the units and settling inside the concrete foundations then grow into mold. At least two law suits so far have been filed against the Association complaining about the water damage and the mold and the impact on their health, causing at least one TGCC Owner to leave and rent out an Airbnb.
But why are so many TGCC units being listed and the prices continue to drop so rapidly -- and still almost no buyers?
Could it be that not only are people finding out about the Tierra Grande Courts Condominium PIT of problems -- people who call themselves LANDLORDS and INVESTORS are concluding these drippy units are bad investments and they want OUT!
Could problems get even worse for TGCC Owners, INVESTORS and LANDLORDS?
TGCRFC believes things could change very quickly if someone goes outside of the shady State of Illinois and report how Federal dollars are being spent much higher.
Here is what could eventually be coming down the tracks:
Due to mismanagement and corruption controlled and protected by local corrupt elected officials, the only people eager to move into TGCC units are people who are, well, desperate to find cheap housing and won't be too upset if they suspect their unit has some problems they would rather not know about -- people who rent using HOUSING VOUCHERS or SECTION 8.
TGCRFC knows all about how area housing is controlled, so we know they won't do a THING.
But most of the funding used to pay for these dangerous units are federal government dollars. Knowing that renting units that can potentially cause renters to develop medical problems, that could be why even INVESTORS AND LANDLORDS want to cut their losses and run.
And MOST of the units contain RENTERS and many of the RENTERS get government housing funds in order to live in these dangerous units.
TGCRFC wonders how long it will be before the people controlling Tierra Grande Courts Condominiums and landlords who rent out TGCC's dangerous units get busted out for not supplying a safe environment for the Renters who have their units sponsored by the federal government.

You can remain in your dangerous unit because you are too afraid to complain about it, but there are many people who have lived in TGCC for years and have become ill AND HAVE DIED EARLY who waited too long to move, or moved with medical conditions that may have resulted from constant mold exposure, so that is what people who live in these moldy TGCC units should think about.
Also, try reporting what is going on in your subsidized or government funded units to these FEDERAL agencies ANONYMOUSLY if you can.

Purchased in April 2025 for $40,000, someone fixed it up COSMETICALLY and tried to get $119,900 or more for it, but ended up getting $100,000 for this unit located at 19211 Elm Drive, Unit 145, Country Club Hills, Illinois 60478.
Sold on "CASH ONLY" terms, I hope the people who end up living in this TGCC unit live in a safe environment.

TIERRA GRANDE COURTS CONDOMINIUMS, IN COUNTRY CLUB HILLS, ILLINOIS, HAVE DROPPED IN VALUE BY AT LEAST 50 PERCENT AND HERE IS WHY:

* The Association collects Dues and Special Assessments but almost never use the money to repair and maintain TGCC. Elected officials connected to Country Club Hills (and other politicians in the area) look away from the grift going on in TGCC because they are CONNECTED to what is going on in some way, including the purchase of the TGCC units.

* The TGCC buildings were constructed improperly when they were built in the 1970s so water and moisture enters the units. The Plumber who used to maintain the TGCC grounds for years, along with the rest of the regular maintenance crew, were all terminated in the mid 90s, which is when TGCC began THE GREAT DECLINE.

* Most of the TGCC units are now occupied by Renters while the LANDLORDS and INVESTORS wonder if they can be sued if their Tenants become ill due to the moldy conditions in the units.

* People who have profited off the what is going on in TGCC may be worried that they might be names in a RICO investigation or may have to explain what happen to so many millions, as the Association and their Attorneys insist financial records can not be found. (Read actual letter from TGCC's lawyers Keough & Moody on top of this page explaining financial information documenting what became of MILLIONS IN DUES is supposedly missing.)

* As the TGCC conditions decline, most of the people who now live in TGCC are RENTERS. While some Renters are not a problem, CRIME has increased and warnings that encourage safety are documented in TGCC newsletters.

* TGCC Owners who have lived lived here for decades are quietly trying to leave and sell their units to safer and nicer housing. But due to TGCC's decline, now BANKS are not willing to offer mortgages on TGCC units. This lowers the price of TGCC units even more because units that have to be paid as "CASH ONLY" or "AS IS" sales have forced Sellers to bargain with Buyers just to be rid of their unit before it loses even more value.

WARNING: THIS UNIT AT 4112 192ND, #209, COUNTRY CLUB HILLS, ILLINOIS 60478, HAS A BROKEN/MISSING FENCE SO GUESS WHO MIGHT HAVE TO REMAIR IT AFTER THEY BUY THIS UNIT??? -- THE NEW BUYER, THAT'S WHO!!!
One of the SHADY scams that Tierra Grande Courts Condominium's Association decided to create so they could avoid doing any work at all is to demand that TGCC OWNERS MAKE THE REPAIRS AND PROVIDE MAINTENANCE ON COMMON AREAS OUTSIDE OF THE UNITS!
As you can see in the letter dated September 6, 2017 that the Association sent to the TGCC Owners, the Association and its Property Manager at the time (Park Management & Realty) feel we should have to repair, paint and even replace the balconies outside our units and other common area things -- ourselves.
They know that forcing the TGCC Owners to make these repairs and even paint the outside of our buildings violates our Declarations (a copy of the actual rule in our Declarations) but they think they can force TGCC Owners to do it anyway.
In these brick TGCC buildings, eventually the fences need painting, repair or replacement -- but the Association insists that the TGCC Owner should now be on the hook to make that happen.
Sometimes, depending on who the Property Manager and Board Members are at the time, the appearance of the fences will simply be overlooked and nothing will be done at all.
In other cases, the TGCC Owner is allowed to simply REMOVE the fence and not pay anything at all, which also works for the Association who has successfully avoiding making repairs they are supposed to make.
The end result: The brick TGCC buildings now have miss matched fences with some buildings having no fences while other buildings where the TGCC Owners were forced to make the repairs.
But then when a NEW crop of Property Managers come in they may send the TGCC Owner a letter demanding that they have to make the repair or replacement or they will be fined each month until they do.
Keough and Moody, the Association's law firm, will then take over from there and fine the TGCC Owner so much every month, including fees for their legal services, that could easily add up into the THOUSANDS.
What is really going on is they think that by compelling you to pay the extra fees, pay $250 or more for their fake SPECIAL ASSESSMENT fundraisers then tack on legal charges -- there will be so many fees that have piled on that they can then take you to court and GET YOUR UNIT IN COURT!
Sincere there are 276 Tierra Grande Courts Condominiums that are forced to pay monthly dues for services that almost none ever get, the Association and their collaborators easily generate nearly a MILLION dollars in basic monthly fees and late fees. But anyone who doesn't watch out can have ADDITIONAL and creative fees and legal fees tacked on because it is all just a financial game that this group has played for many years.
Any TGCC who thinks they can contact a City of Country Club Hills official to intervene in the issue should not be so naive because the elected officials and some of the staff have been actively working to get access to TGCC homes for YEARS. SO they want your unit too and if you think they want to help you, you will be sadly mistaken. They will simply wait for the new owner of this property to buy it and sit back, and they know they and perhaps an INVESTOR that they work with, will get it for little or nothing.
So anyone who is considering purchasing this unit at 4112 192nd, #209, Country Club Hills, Illinois 60478, if you overlook this broken fence, it could potentially help the Association and Keough & Moody eventually become the new owner of this unit.
If you INSIST on trying to buy this unit, make sure you have a GOOD attorney who can identify the problem and protect you legally, by at least crating a document or taking some kind of legal action that will affirm that the fence was broken before the ownership of the unit was turned over to the Owner who should not be held responsible for the damage.
See, this is how the Association and Keough & Moody GET PAID so BEWARE! So it's not just the money dues that are collected for services --- they can financially pile up late fees and legal fees and before you know it, they've got your property.
But then the unit at 4112 192nd, #209, Country Country Club Hills, Illinois 60478, has been on the market for a while now and Buyers appear to want to purchase it at some point -- but something changed their minds. Hmmmm.
Perhaps someone warned them about how if they purchase the unit and pay the monthly Association Assessment fees -- they probably won't get any repairs at all, be forced to pay for the repairs in COMMON AREAS or told to contact their Insurance and pretend the damage was done due to bad weather.
BEWARE, folks, especially when dealing with the property at 4112 192nd, #209, Country Club Hills, Illinois 60478 or any other unit with structural damage outside the unit and in the Common Area because you could easily be moving INTO the property but you could soon be moving OUT.

Rather ordinary Tierra Grande Courts Condominium condo, but it offers 3 Bedroom and 2 Bathrooms and supposedly has 1200 square feet!
But if all of that is true, it is clear that perhaps something ELSE has been holding potential Buyers back from making this TGCC condo their own.
Sometimes reputable Real Estate Agents politely sway their clients away from TGCC units, because they know if the Client purchases one, they will be nothing but TROUBLE.
And then like Tierra Grande Courts Residents For Change mentioned in one of our recent posts -- while a Buyer may be naive enough to want to purchase a TGCC unit, it is unlikely that the Banks will provide finansing.
So the prices on these TGCC units will continue to decline unless a Buyer with the exact funds in the bank wants to buy at a discount.
But most people don't want to buy a TGCC condo if they know it is likely to contain mold, have water lingering in the cement foundation and will require the Owner to pay monthly fees though the Association is known for not making repairs.
So, while some people like discounts, BANKS know about Tierra Grande Courts Condominium properties (in Country Club Hills, Illinois) which is why when people try to buy and the homes are in "PENDING" status, the units are eventually placed right back on the market.

Yes, many Tierra Grande Courts Condominiums (TGCC) are filled with so much MOLD that the people who live in them insist the MOLD has caused them to become ill.
But the MOLD in the units are not the ONLY reason why sales for them have gone down.
Tierra Grande Courts Residents For Change (TGCRFC) has looked the matter up online and it appears NO TGCC unit has sold in 2026 at all!
But it's not just that many TGCC units are moldy.
BANKS ARE RELUCTANT TO OFFER MORTGAGES ON TGCC UNITS FOR THE FOLLOWING REASONS:
* DECADES of deferred maintenance issues
* ONGOING LAW SUITS naming the Association as Defendants
* MISSING and/or HIDDEN financial records
* TOO MANY RENTERS taking up a high percentage of units
* PUBLIC RECORDS document complaints against the Association and how it is operated, some complaints suggesting the TGCC area is unsafe.
That is why the ad for 19211 Elm Dr #145, Country Club Hills, IL 60478 ask that the payment for the unit be presented in "CASH."

SUSPICIOUS TGCC unit located at 19211 Elm Drive, #145, Country Club Hills, Illinois 60478 WAS PURCHASED FOR $40,000 (in April 2025) THEN FOUR MONTHS LATER LISTED FOR $144,900 AND THE PRICE CONTINUES TO DROP DOWN TO $107,900:
This appears to be a beautiful TGCC unit, but since it was purchased for so little then more than tripped in price -- chances are it MAY have been purchased by an INVESTOR who spruced it up then slapped that $144,900 price tag on it.
Only problem is -- IT'S NOT SELLING.
Tierra Grande Courts Residents For Change wonders if people know that despite how attractive some of these TGCC units appear, there can often be problems once you buy them.
The first thing anyone considering buying a TGCC unit is check beneath what was used to cover the cement foundation.
In the cases of many TGCC units. there is often They are often water, moisture, sewer waste and mold hidden from view.
Sure it fake wood on this floor may look nice, but if it is like the other TGCC units, the new occupants of this unit will eventually spell something strange: Soaked water or mold.
The cost of this condo has dropped SEVERAL TIMES, so could it be this unit is owned by an INVESTOR who is desperate to sell and take this unit off his/her hands before the buyer gets wise?
