We received notice yesterday from the US DOE that for the sixteenth year in a row, we have earned a Housing Innovation Award (or its predecessor EVHA) for a project either built by CVH Inc. DBA Clifton View Homes, or designed by Zero-Energy Plans LLC, and built buy others. Several years we have earned two or more of these awards in the same year, one of the very few Design/Build teams to have ever done so. This year's winner is a collaboration with our project owner, Jim Soules, to create some "missing middle" housing in Langley, WA, on Whidbey Island. These beautiful small homes will live big, but cost small, allowing workers of modest means to get into home ownership sooner. They are also loaded with enough solar panels to not only power themselves, but also an EV commuter car to also power the owner's transportation.

This is the introduction video for the Second Street Cabins in Langley, WA. We just got our HERS rating numbers back from our rater, and they are outstanding, with the home rated to use just 37% of the energy that woudl be used by a 2006 code home without counting the solar panels, and after counting the electricity produced by the panels, it will have a surplus of 36%, meaning it will also be able to power the occupant's EV!

I dont care which side of this issue you believe you are on; facts are facts, and they should be heeded: Our 2021 Washington State Energy Code is completely broken, cannot be fixed through the "normal" means, and needs to be scrapped in favor of keeping the 2018 WSEC in place. The greatest problem with the new code is that it would requires us by law to spew even more carbon into the atmosphere over the course of the construction of a new residence, even a Zero-Energy Residence, than that residence could possibly save through the resulting energy efficiency over the next thirty years. Much of the added (required) carbon would have to do with the additional insulation requirements, which would take more than 200 years to offset with operational energy savings over time. Two fundamental problems with this:
1. Most homes do not even last 200 years, and even those that do get remodeled from time-to-time, often requiring removal and disposal of much of the original insulation, and:
2. It is one of the stated goals of the State of Washington (and others) and the US Department of Energy to transition the entire electrical grid over to clean (and renewable) sources of energy, such as Wind, Solar, Hydro, and Nuclear. If this happens over the course of the next 30 years, then any added carbon expended in the construction of the new home that would not be otherwise offset by operational savings during that 30-year period would effectively be "stranded", and would never achieve it's objective of a net reduction of carbon in the atmosphere. If it takes 50 years to achieve this 100% clean or renewable grid, then extra carbon emissions requiring more the 50 years to "pay for itself" would be stranded. This list includes 100% of the required changes to the WESC.
I am calling for a Court Injunction to prevent the 2021 WSEC from taking effect, based on the stated goals of the Wasshington State Legislature as they pretain to the Energy Code. In short, this 2021 WSEC is a clear violation of the law, and needs to be prevented from taking effect. Please comment below, and keep it civil!

Dear Ted Clifton,Congratulations! The U.S. Department of Energy is pleased to announce that the submission for the Penn Cove Heirloom project from Clifton View Homes has been selected as a 2023 Housing Innovation Award Winner!
This is only the 15th year in a row we have received one of these, so perhaps no big deal? It is a big deal to us, as is every home we build. These homes represent a family's hopes and dreams, and we are always honored to have the opportunity to help them fulfill their dream.
Homownership is the American Dream, and being able to help people of all income levels achieve that dream is an honor and a privilege.

Zero-Energy Plans LLC was mentioned on the annual report on the status of the Zero-Energy Project. The Zero-Energy Project keeps statistics on and promotes the development of zero-energy homes and buildings across North America, including the USA and Canada. Zero-Energy Plans LLC was listed secoind among all Architectural firms (the top 15 were listed) for the number of projects certified, and the number of individual dwelling units completed. The one company leading us in both of these categories has a staff of 18 people! We have two! I am trying to figure out how to get that down to Zero, but that is another story...
