Roof framing with 14” trus joist. TJI engineered wood I beam rafters. They offer advantages over traditional lumber, such as greater strength, longer spans, and reduced material usage. TJI joists are known for their dimensional stability, resisting warping, twisting, and shrinking, which can prevent squeaky floors or roofs. 1800 sq ft of Owens Corning’s duration shingles in peppercorn. I think a lot of roofers would have probably roofed over top of the old existing roof. I always recommend to my clients that it is better to address any issues that are hiding under the surface while we are doing the roof, because if not, it will just be more problems down the road. It’s a good thing that the homeowner was on board here. We found after tearing the old roof up that when the SIP panels were initially installed they were 5/8” to 2” out of plane along the ridge. This would have definitely proved to be problematic down the road!! Another happy customer! 🙏🏔️

This is how we do our skylights whether they are curb mounted or deck mounted. The last thing you want to do with skylights is have caulking as your first line of defense. Same concept for exposed fastener metal roofs as it it is standing seam (shown here).

The caulking should be extra protection in areas that need it (Laps in flashing etc.). Areas where a screw can’t compress butyl tape between the layers.

Anywhere there are two layers of metal with screws squeezing them together should have butyl tape (z bar, chimney pan, etc.) If those areas aren’t covered with metal use a gasket screws and butyl rather than caulk for a cleaner finish.

The metal keeps 99.9% of the weather out throughout the life of the roof. Ice and water shield is extra insurance but also watertight on its own.

In this case, the existing roof was asphalt so they already had the deck mounted skylight kit for asphalt. We modified the existing kit to be our counter flashing by cutting it back and it worked out well!

The curb mounted skylight was flashed without the skylight attached and then the skylight provides the counter flashing by fitting overtop our metal like a shoe box.
