Not every furnace or boiler problem requires a major repair. Sometimes it’s as simple as cleaning a dirty flame sensor to get the system running properly again.

In this job, Ed cleaned years of rust and buildup from the igniter/flame sensor on a Viessmann boiler to restore proper flame rectification and keep the homeowner comfortable. While the system has other issues that will eventually require replacement, this temporary repair helps keep the heat on until they’re ready for a new system.

A routine service call in Hinsdale turned into a major discovery when we found a cracked heat exchanger causing pressure issues inside a large boiler system.

To get the homeowner temporary heat, we cleaned the sensors, serviced the igniter, restored proper water pressure, and applied a temporary high-temperature seal. Unfortunately, the heat exchanger has failed and the system will need replacement.

Today we’re working on a Viessmann boiler that provides hot water for a beautiful Chicago home built in 1903.

Not every air conditioner can be lifted into place with a crane. On this project at 1432 W. Erie in Chicago, we found a compact central air conditioning unit that was small enough to fit through an existing rooftop access opening.

The old condenser had failed, and we carefully selected a replacement that could be maneuvered into place without the added cost and logistics of a crane. We’ve completed several HVAC installations on this building over the years, helping homeowners stay comfortable while working within the unique challenges of city properties.

Ed from Around the Town Heating & Cooling was at Marina Tower West in downtown Chicago diagnosing a PTAC unit that stopped working properly.

After troubleshooting the system, we found that the circuit board had failed. At this point, the owner has two options: replace the circuit board or replace the entire unit. We’ll review both options and help determine the best solution based on cost, condition, and long-term reliability.

One thing you can’t beat is the view from Marina City. Not a bad way to spend a Sunday morning in Chicago.

This PTAC unit wasn’t responding properly, and after testing we found a failed circuit board. Now it’s up to the owner whether they want to replace the board or upgrade the entire unit.

Back in January, we installed a new Bryant central air conditioning system at a property on Wolfram Street in Chicago. Recently, the homeowner called because every time they turned on the air conditioner, the furnace would start running too.

After troubleshooting the issue, we found the problem wasn’t the new AC system at all. It was related to an older thermostat setup that had been reused because the homeowner preferred it. Once we rewired the thermostat correctly, everything started operating as intended.

We’re also dialing in the new Bryant system using R-454B refrigerant and making final charging adjustments to ensure maximum efficiency and performance for the summer ahead.

Sometimes HVAC problems aren’t caused by the equipment itself. That’s why proper diagnostics matter.

Ed recently tracked down this exact issue on a Bryant system we installed earlier this year. The culprit was an older thermostat setup that needed rewiring. Once corrected, the system worked perfectly.

Now we’re fine-tuning the charge on this new R-454B system to get it ready for summer.
