The market slowed down. The question you’re asking changed with it.

If you’re selling soon, the data says refresh, don’t rebuild. If you’re staying, a full renovation done once and done well can replace a decade of small fixes, you just won’t see that return on a resale report. You’ll feel it every morning instead.

North Texas clay doesn’t sit still. After a summer this dry, it shrank. Now that El Niño is bringing rain this winter, it’s going to swell right back, and that movement is what shifts slabs, patios, and walkways.

Daniel’s first tip: walk your property during the first real rain and watch where the water goes. Ten minutes will teach you more than a year of dry weather did.
