Two houses look identical at the walkthrough. What's different?

Everything behind the drywall. Insulation, waterproofing, termite control, wiring and plumbing all get covered up, and that's where two builders can be miles apart.

Erik's view is simple. Lighting, fixtures and the pretty stuff can always be changed later. "The structure of your home is the backbone of your home."

He compares it to two white cars that look exactly the same. One has leather, a great stereo and a sunroof. They both get you where you're going, and they are not the same car. What makes a custom home worth it? "Attention to detail, and quality."

What does it cost to build a house?

It's the first question Erik gets, and the honest answer is a range. Today it's rarely less than about $175 a square foot, and it can run to $300 or more.

The square footage isn't what moves the number. The finishes do: vinyl or hardwood floors, builder-grade or semi-custom cabinets, the electrical, the plumbing fixtures. Then there's the house itself. A 6,000 square foot home wrapped in stone on the side of a cliff costs more per foot than a small ranch home in the middle of a field.

His advice: ask your builder for a budget based on midline materials and use it as your baseline. Don't ask the bank. As Erik put it, "the bank just loans money."

What has to be decided before you break ground?

More than most people think, because a lot of it ends up inside the concrete. On a slab, your plumbing runs through the foundation, so Erik needs to know where every pipe goes before the pour. Some parts of the slab need more reinforcing than others, so the structure has to be settled too.

The surprise for most owners is the exterior. Brick, siding or stucco each change how the foundation gets poured, so you need a pretty good idea of how the house will look before the dirt moves.

What can wait? Slight changes to the framing. In Erik's words, "the keyword is slight."

Which part of a build takes longer than people expect?

We asked Erik, and he didn't hesitate: the foundation. It takes a couple of months, because it has to be right.

Clearing the lot, setting the forms and pouring the slab are all linked. If a builder rushes it and gets it wrong, the problem follows the house into every phase after.

So if your lot looks quiet for a while, that's normal. It's the part of the house everything else stands on.

How long does it take to build a house?

Erik's answer: about 8 to 10 months for a reasonably sized home, if everything goes well and permitting isn't held up. The bigger the house, the longer the build.

What stretches it? Labor, material supply and weather, plus the permit office. Every city asks for different information, and some outsource their inspections, which adds more waiting.

The one a builder controls is the crew. Erik doesn't change trades from job to job. When you use the same people every time, you get the same quality and the same dedication, and the schedule holds.

Living with wildlife at the lake.

We asked Adam Mann, a biologist with Texas Parks & Wildlife, how Possum Kingdom homeowners can coexist with the animals already living there. His framing says it all: "You're living with the wildlife, not amongst them."

That means cutting the attractants: secure your trash, bring in pet food at night, don't feed the deer, watch your shoreline chemicals, and plant native. Feeding is where people go wrong, because "habituated animals lose their natural fear responses, making their behavior less predictable."

And if you cross paths with trouble: stay assertive, keep your distance, and report injured animals by calling 911 to reach a game warden. In three words: leave wildlife wild.

The rebirth of Mineral Wells.

Built in 1925 right on the famous mineral well, the Crazy Water Hotel was once the heartbeat of downtown. Then Fort Wolters closed, rules limited what the mineral water could claim, and the grand hotel sat vacant for decades.

In 2019, a public benefit corporation formed to save it. More than 88 investors, mostly local, staked their own savings. Now, in the words of GM Bridget Shelton, "We are on the cusp of something big."

Buying at Possum Kingdom isn't buying a house.

We asked , who's spent 16 years in the Possum Kingdom lake market. The most expensive mistake? Rushing. "'I need something this weekend' is how people overpay. I've spent up to four years helping a buyer find the right place."

And waterfront isn't waterfront. You can own shoreline and never build a dock, the Brazos River Authority controls the water, and dock rights and depth vary by zone.

Price reality: a dockable lot starts around $400K before you build a thing. A 3-bed on deep water with a dock starts around $800K, and building runs about $350 a square foot. So pick your zone before the house.
