We received a call from a potential customer in Philadelphia yesterday to evaluate their parking lot.
The parking lot was paved in 2020.
Just 6 years later, with little to no asphalt maintenance… this is what we found.
➡️ Over 34,000 LF of cracking
➡️ Cracks ranging from 1/2” – 1” wide
➡️ Some cracks measuring up to 6” deep
➡️ Vegetation growing through active failures
➡️ Structural deterioration already taking hold
This is a real-world example of why asphalt maintenance plans matter.
Many people assume once a parking lot is paved, they can leave it alone for years.
The reality?
The first few years after paving are some of the most important years in the pavement lifecycle.
Applying sealcoating within the first year after paving helps protect asphalt from:
☀️ UV oxidation
💧 Water intrusion
🧪 Chemical and oil exposure
🚗 Daily traffic wear
Sealcoating helps preserve the oils and binders within the asphalt and keeps the pavement protected, flexible, and performing longer.
When combined with a proactive maintenance cycle of:
✔️ Sealcoating
✔️ Crack sealing
✔️ Routine inspections
✔️ Targeted repairs
…parking lots can often achieve 30+ years of service life.
What could have been a relatively simple preventative maintenance project has now turned into a parking lot with over 34,000 LF of cracks, some large enough to support vegetation growth.
If this property does not act soon, they could realistically be facing major repairs or potentially full replacement within the next 5 years.
The facts don’t lie asphalt maintenance works.
Don’t wait until your parking lot is telling you it needs help.
Spend cents now instead of dollars later.
