Final inspections wrapping up, punch list done, keys almost in hand. This Miami custom home went from empty lot to dream house, and this family is about to move into the place they’ve been building toward for months.

We ripped open the floor and found THIS👀🔧

Before a single pipe goes in on this animal shelter build-out in South Florida, we had to open up the ground and find the lowest point of the entire space.

Here’s why that matters:

Drainage systems work on gravity. Water doesn’t pump itself out, it flows downhill. So the main drain has to sit at the absolute lowest point of the floor elevation. If we get that measurement wrong, nothing drains the way it should.

So before anything gets built - we dig. We measure. We map out exactly where every drop of water is going to go. Then and only then do we start installing the new sanitary and drainage piping.

Something every new construction homeowner should know.

Not every home has one, but when your civil engineers call for it, this is what proper drainage looks like before your landscaping goes in.

This is a French drain. Gravel-filled trench, perforated pipe underneath, moves water away from your foundation completely underground. You’ll never see it when the home is done. That’s the point.

If you’re planning a new construction home in South Florida, drainage is one of those things that gets decided in the planning phase, not after there’s a problem.
