Our crew recently completed an asphalt project at Boulder Park Mobile Home & RV Community in the RGV!

Here’s what we delivered:

• Professional Pothole Patching – We removed loose material, repaired the weak base underneath, and installed properly compacted hot asphalt. This eliminates dangerous dips that can damage vehicles and create tripping hazards for residents.

• Crack Filling & Sealing – We cleaned and filled every crack with flexible hot-pour sealant to stop water from seeping in and causing further damage — especially important with RGV’s heavy rains.

• Sealcoating – We applied an asphalt protective coating that shields the asphalt from intense South Texas sun, UV rays, oil spills, and oxidation — dramatically extending the life of the pavement.

The BOND before the overlay an essential component we always do before each overlay. This is not something to be overlooked or missed !

The bond or tack coat is the essential "glue" of any paving project. Without it, your new asphalt is simply resting on the old surface like a rug on a hardwood floor—eventually, it is going to shift.

Why It’s Essential

• Creates a Monolithic Bond: It fuses the new layer to the old one. This makes the entire pavement structure stronger because the layers work together to support heavy vehicle loads instead of shifting independently.

• Stops Slippage and Shoving: A tack coat prevents the top layer from sliding when trucks brake or turn. Without it, you often see "shoving" or crescent-shaped cracks where the asphalt has literally been pushed out of place.

• Seals Out Moisture: It acts as a waterproof barrier. By sealing the old surface, it prevents water from getting trapped between layers, which is the primary cause of potholes and delamination.

• Extends Pavement Life: Proper bonding significantly increases the lifespan of an overlay. It is the difference between a surface that stays smooth for years and one that starts peeling up prematurely.

The Bottom Line: Skipping a tack coat might save a small amount of time and material upfront, but it almost guarantees a structural failure. For a professional result that actually lasts, the bond is the most important part of the pour.
