This is important so that the pavement will remain supple and will be able to conform to under layment movement such as frost heaves and freeze thaw cycle (expanding and contracting of pavement). Along with pavement shrinking comes stress cracking. To be sure, the pavement sealer is mixed to manufacturer recommendation it critical to the pavement's gas retention, wear ability and service life. A sealer that is not properly designed and mixed will only result in a black parking lot or surface and will not last long at all. The importance of application is equally critical. If a surface is not prepared correctly, the sealer will not bond to all areas such as oil spills, chemical spill, excessively dirty spot, tree pitch, areas, new asphalt patching, and old pavement. All of these require special primers for bonding. Knowing the right treatment practice is also an important step in securing your pavement for treatment. There are about 30 different pre-treatment chemicals and bonding primers. Knowing which one to use is a key to saving the spot and preventing further damage. A properly applied sealcoating program will save your company about 300% within your pavements service life. As a result, your company will be spending pennies rather than dollars; in many cases $100,000 or more, as asphalt prices continue to soar, the savings for your company will grow as well.
