Been a long week, and short handed due to illness on my part & my lead guy. So I spent some overtime today to get back on track.

Lots of patching required, then sanded & spot primed, painted all low ceilings finish painted with 2 coats, and got one bedroom worth of walls 2 coated with finish color. My reward is a zesty adult beverage! 😁

Hopefully we can hit hard again next week and get this phase of the job ready to be moved back into.

New deck framing material delivery today, managed to get up 7 stories despite BOTH trucks showing up at same time! 😵‍💫.

And if you think Amazon overpackages, Home Depot is making Bezos hold its beer! 😅

Painting away...2 coats of high bond primer on the formerly stained oak trim. Normally I'd want to spray, but this is being lived through and didn't want too many airborne particles. Besides, a brush really works the primer down into the heavy oak grain. Tomorrow the door get a second coat while the trim gets its 1st finish coat.

Only a couple patches on the walls from picture locations...😳

Possibly the *worst* deck stairs I've ever seen! I cant believe people walked on this!

I wish the whole deck was starting over, but alas, its not in the budget now. These owners are having enough problems getting their concrete driveway sorted out.

The concrete contractor brought us in as a sub-contractor to rework these stairs to accommodate the new layout and reworking of basically the entire backyard

Finished up all the squirrel damage repairs on this one. Hopefully the painters will get some consistent weather now to power wash & paint.

We had to get creative on getting to the really hard to reach areas...spider monkey style! We also added a detail on the garage trim by wrapping the bottoms with aluminum. Hopefully they break their teeth on it!

Some springtime repair work in progress.

We are repairing rotten soffit & fascia that has also suffered some squirrel intrusions. I hate those filthy tree-rats.

We are cutting & patching this ahead of the painting contractor, and boy howdy is the heavily landscaped yard making this a challenge. Fortunately my guys are making it look easy! I am really lucky to have William & Tim getting after all kinds of varied work with their high level of enthusiasm! Top notch team here!

Wind up Wednesday!

New laminate flooring is in...this was a bit of a wee beastie! Floors were badly hu**ed, out of level & out of square. We got lemons, and the guys made lemonade!

PSA: Do. Not. Wet-mop. Laminate. Flooring!

We were hired to change out a deteriorating laminate click-floor while this rental apartment is between tenants. It wasn't very well installed by Brand X to begin with. So among the improvements are grinding down a really bad hu**ed transition before priming and a "small" skim float to get it as flat as we can without pouring SLU.

The kitchen must have had some level of vinyl tile installed over the original hardwood, but the black adhesive is most likely an asbestos based "cut-back" mastic. So that is now encapsulated with a high bond primer for safe living.

New Laminate is up the stairs and ready for install tomorrow. But I just dont think it will look as good without a dramatic pose from William! 😅

Yesterday's weather didnt allow for a , so its !

We applied 1 coat of Extreme Bond Primer tinted to "P-5" because of the dark top coat color. After that it was 2 coats of Latitude exterior latex in "Iron Ore" color to simulate the original thin brick veneer.

Another job well done by my team! William & Tim deserve a lot of major kudos on this. They stepped up while my truck was down because of a burned out wiring harness. Great job chaps!!!
